CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:


This Contract of Lease for one (1) unit 7.5 X 12 ft. livelihood stall is made and entered into
------------------ Cavite this 3rd day of November ,2018 by and
between:
CITY OF IMUS represented by ---------------------------- representing the Barangay Government of
------------, City of Imus here in after referred to as the LESSOR;
and
-------------------, Filipino of legal age, single, with Postal address at -----------------, Maharlika, City of
Imus here in after referred to as the LESSEE.

WITNESSETH THAT
The term of the lease of the said unit entered into by ____________________and Barangay Government
has already ended on November 2, 2018. And ______________ opted to continue the lease contract
starting November 3, 2018
Based on the foregoing, the LESSOR, as Administrator of the property here by agrees to lease the Block
3 Stall # 6 to the LESSEE at P22.50 per sq. ft. or P2,025.00 exclusive of utilities subject the following
terms and conditions:
1. THAT, the lease shall be for a period of 1 year or from November 3,2018 to November 3, 2019
2. THAT, the stall rental shall be paid every 1st week of the month without the need for demand.
3. THAT, the LESSEE is exclusive for Maharlikans only. (Maharlikans but Non-Registered Voter, Non-
Maharlikans but Registered Voter)
4. THAT, a penalty of 2% shall be assessed for every month of delay, base on unpaid amount.
5. THAT, the LESSEE shall:
5.1 Not hold or allow any activity unrelated to the business inside or within the immediate
vicinity of the unit particularly the drinking of intoxicated liquid without prior approval from the
barangay:
5.2 Not park or allow any vehicle or object that cause obstruction of the frontage or sidewalk of
the unit:
5.3 Provide his/her own three (3) trash bins for recyclable, bio-degradable and non-biodegradable
and ensure cleanliness of the unit at all times; and
5.4 Maintain peace and order in the surroundings.
5.5 Not to Perform any change/improvement on structure of the unit being leased without
knowledge/approval by the Barangay Government as “Lessor”.
6.THAT, the LESSEE shall allow unhampered ocular inspection of the unit by any person
authorized by the city or barangay.
7.THAT, the LESSEE shall secure a Mayor’s Permit on the conduct of his business and to renew
the same annually in such manner as prescribed by lawful authorities.
8.THAT, the LESSEE shall shoulder the expenses in applying for and in the maintenance of
water, electricity, and related utilities of his unit,
9. THAT, the LESSOR reserves the right to pre-terminate this agreement for repeated breach of
contract, and
10. THAT, the lease can be renewed upon mutual consent of the parties.
11. THAT, in case there are commotion involving the youth, the LESSOR will implement
immediately stall closing time at 10:00 p.m.
12. THAT, both parties agreed that upon completion and availability of public comfort rooms
within the vicinity of Barangay the latter has the right to remove/dismantle the existing toilets in
some stalls, likewise, all exit points at the back of each unit will be closed effective November
3,2018.
13. Subleasing is prohibited and it is strictly not for residential purposes.
14. It is understood that Lessee is given until July 22 to pay the arrears.
15. Barangay officials and immediate family are not allowed to take part of the lease for the said
premises.
16. One month deposit is required.
IN WITNESS WHEREOF, parties herein affixed their signatures on the date and place above
