I, RUBY LUCAS-MULLER, owner of the following property (the “Property”) postal

address at Elysium, BF Homes Subdivision, Parañaque City.

Property address: Barrio Taloy of Pugo, Municipality of Pugo, Province of La Union,

Makati City.
Total Area : 2.176 Hectares (Twenty Thousand and One Hundred Seventy Six
Square Meters)

Transfer Certificate of Title No.: 025-RT2018002119 (TCT-43974)

I hereby authorize ATTY. SHERWIN P. CASTAÑEDA, REB, a licensed real estate

broker with principal place of business at ___________________________ City, to
undertake any and all of the following acts on an EXCLUSIVE BASIS with regard to the
Property:

To offer for sale the Property to RUBY LUCAS-MULLER

The GROSS asking price is PESOS: SEVENTY MILLION ONLY (P70,000,000.00)

Capital Gains Tax, 5% Broker’s Commission & Unpaid Association Dues shall be for the
account of the Seller

Transfer taxes, registration and notary fees will be for the account of the Buyer

Validity: This authority is valid for a period of one year from the date of this letter, unless
sooner revoked by me. It will be automatically renewed unless revoked by me/us.

Hold-Over Clause: RUBY LUCAS-MULLER will still be credited with the sale of this
property and therefore entitled to the commissions of this transaction even if the sale is
executed after the expiration of this Authority provided the buyer was formally registered
to me by MS. BARCELO within the prescribed period of validity of this authority.

I hereby certify that I am the of said Property and that the Property is free and clear from
any liens or encumbrances other than those annotated in the original copy of the title on
file with the proper Registry of Deeds.

This Exclusive authority may be terminated by either party with 30 days written notice.
