project at West Covina Heights, Tibag, Tarlac City has a land use of R5.
Zoning Department – Engineer Leo (person in-charge of zoning map) said that the location West
Covina Heights has applied for a BP220 (Socialized Housing) land use. Change
of land use must be applied to the Office of the Mayor.
Engineering Department – Setbacks follow the National Building Code of the Philippines, as well as
for the Floor to Lot Area Ratio. As for the building height, no mention of height
limit. However, the closest building (UP Manila Extension Building) in Tibag
has a height of eight (8) floors.
DENR Tarlac – Since lot area is less than 1 hectare, the project is exempted from applying for an ECC.
Instead, it only needs to apply for a CNC issued by the DENR's Environmental
Management Bureau (EMB).
Tibag Barangay Hall – According to the barangay hall, they no longer create a barangay resolution for
a project. They only submit a barangay permit to the office of the mayor.
However, if requested, they can provide a barangay resolution to attach to the
barangay permit stating that the barangay has no objection to the proposed
project.
