DEFINITIVE PROPERTY SALE CONTRACT UNDER PRIVATE SIGNATURE

Victoriana Condominium, of the Municipal District Bávaro Verón Punta Cana,
Municipality of Higuey, Province of La Altagracia, Dominican Republic, SELLER OR
BY HIS OWN NAME, And on the other hand, Mr. CURTIS BRITTINGHAM, of
United States nationality, of legal age, holder of identity and electoral passport number
779860066 , domiciled on the First Floor, Block c of the Plaza Victoriana
Condominium, of the Municipal District Bávaro Verón Punta Cana, Municipality of
Higuey Province La Altagracia, Dominican Republic, who in what follows and for the
purposes of this contract will be called THE BUYER OR BY YOUR OWN NAME.

PREAMBLE

ATTENTION: Mrs. DEBRA ANN WILLIAMS, is the owner of a piece of land, located
on the First Floor, Block c of the Plaza Victoriana Condominium, Bávaro Verón
Municipal District, Punta Cana, Municipality of Higuey, La Altagracia Province,
Dominican Republic, within the scope the property identified with the number 86-SUB-
58, of the cadastral district no. 11.4 Higuey, La Altagracia Province registered under
number 3000404641, which has an area of (51.08 m2).

ATTENDED: Because the portion in question is subdivided into a plot that measures
(51.08 m2). Square meter

ATTENDED: Mrs. CURTIS BRITTINGHAM has expressed interest in acquiring the

lot that measures (51.08 m2). Square meter

THE FOLLOWING HAS BEEN AGREED AND AGREED

FIRST: THE SELLER, Mrs. DEBRA ANN WILLIAMS, by means of this contract
sells, assigns and transfers from now and forever, with all rights guarantees, free of
charges and encumbrances in favor of THE BUYER, Mr. CURTIS BRITTINGHAM,
who accept the property described below:

A PORTION OF LAND, LOCATED ON THE FIRST FLOOR, BLOCK C OF THE

PLAZA VICTORIANA CONDOMINIUM IN THE MUNICIPAL DISTRICT
BÁVARO VERÓN PUNTA CANA, MUNICIPALITY OF HIGUEY, LA
ALTAGRACIA PROVINCE, DOMINICAN REPUBLIC, WITHIN THE SCOPE OF
PARCEL NUMBER 86-SUB-58, OF THE DISTRICT CATASTRAL NO. 11.4 DE
HIGUEY, REGISTERED UNDER NUMBER 3000404641, WITH A SURFACE
EXTENSION OF (51.08 m2). WITH CERTIFICATE OF TITLE BOOK0869

SECOND: The price agreed between the parties is TWENTY-TWO THOUSAND

DOLLARS (US $22,000.00), an amount that THE BUYER, Mr. CURTIS
BRITTINGHAM, will pay upon signing this act, the same being valid as a discharge
receipt and legal settlement.

THIRD: THE SELLER, Ms. DEBRA ANN WILLIAMS, justifies her right of
ownership over the aforementioned property by means of a certificate of title identified
with number 86-SUB-58, of cadastral district NO. 11.4 of Higuey, registered under the
number 3000404641, for having it, issued by the recorder of titles of HIGUEY on
NOVEMBER 05, 2020.

FOURTH: THE SELLER Mrs. DEBRA ANN WILLIAMS, authorizes the Higuey title
registrar to transfer the portion object of this sale in favor of THE BUYER Mr. CURTIS
BRITTINGHAM.

FIFTH: This document was drafted, read and signed in the presence of Messrs.
WINSTON TEJEDA JIMENEZ AND YOKAIRA KARINA PEREZ CHIVILLI,
Dominicans, of legal age, single, student and student, holder of identity and electoral
card number 001-1460565 -2 and 008-0037427-4, domiciled and residing on the main
street of the Bávaro Verón Punta Cana Municipal District, Municipality of Higuey
Province, La Altagracia, Dominican Republic, instrumental witnesses for such
affectation.

SIXTH: This contract binds both the contracting parties and their legal successors. In
turn, the parties express their agreement with what is stipulated in this contract and for
what is not stipulated, they refer to common law.
Done, read and signed in good faith, in Two originals of the same tenor and effect, One
for each of the parties, on the eleventh (11) day of the month of October of the year
Two Thousand Twenty Two (2022).

presence freely and voluntarily, and who told me under oath, that these are the
