AFFIDAVIT OF SELF-ADJUDICATION BY A SOLE HEIR

WITH ABSOLUTE SALE

    
I, MARY MARJORIE TUYOR ADVINCULA, of legal age, Filipino, married
and a resident of No. 116 Bucal Tanza, Cavite, after having been duly sworn to in
accordance with law, depose and state:

1.  That I am the only surviving heir of my parents namely, AURELIO TUYOR and
ZENAIDA J. TUYOR, both died intestate in Cavite on 25 September 1998 and 17
April 1996 respectively, as evidenced by their Death Certificate, copies of which
are hereto attached as Annex “A-1” and “A-2” and made an integral part of this
Affidavit; 

2.  That at the time of their death, they have no debts, liabilities or obligations to any
persons, agency or institution;

3.  That at the time of their death, they left a parcel of land in Pinagbangkaan,
Antipolo, Rizal, covered by Transfer Certificate of Title No. N-89242 containing
an area of 360 square meters, more or less, and more particularly described as
follows:

--A parcel of land (Lot 4 Block 4 of the consolidated-subdivision plan (LRC) Pcs-
10128, being a portion of the consolidated of lots 1 & 2 described on plan Psu-
143973 and Lot 1, described on Psu-154026, LRC Record No. N-16132), situated
in the Bo. Of Pinagbangkaan, Municipality of Antipolo, Province of Rizal, Island
of Luzon, Bounded on the NW, points 3 to 4 by Road Lot 4; on the NE, points 4
to 1 by Lot 2; on the SE, points 1 to 2 by Lot 3 and on the SW, 2-3 by Lot 6, all of
Block 4, all of the subdivision plan. Beginning at a point marked “1” on plan
being S. 59 deg. 05’W., 1588.22 m. from BLLM No. 1, Antipolo, Rizal; thence S.
42 deg. 48’W., 15.00 m. to point 2; thence N. 47 deg. 12’W., 24.00 m. to point 3;
thence N. 42 deg. 48’E., 15.00 m. to point 4; thence S. 47 deg. 12’E., 24.00 m. to
point of beginning; containing an area of THREE HUNDRED SIXTY (360)
SQUARE METERS, more or less. All points referred to are indicated on the plan
and are marked on the ground by PS cyl. Conc. Mons. 15x60 cm., bearing true;
declination O deg. 50’E, date of the original survey, Aug. 12-14, 23, Sept. 13, xxx

4.  That pursuant to Rule 74, Section 1 of the Rules of Court, I hereby adjudicate unto
myself the above-described real estate by means of this Affidavit and hereby files
the same with the Register of Deed of Antipolo City with the request that the said
adjudication be made effective without judicial proceeding as prescribed by the
aforementioned provision of the Rules of Court.

DEED OF ABSOLUTE SALE

5. That I do hereby SELL, CEED, TRANSFER and CONVEY the above described
parcel of land unto and in favor of MARY GRACE ALDAVE, married to
ROLANDO C. ALDAVE, free from all liens and encumbrances whatsoever, for
 and in consideration of the amount of ONE MILLION TWO HUNDRED SIXTY
THOUSAND PESOS (Php1,260,000.00), in hand paid to me by the latter.

6. That I am executing this Affidavit to attest the veracity of the foregoing facts and
for whatever legal purpose or intent this may serve best.

         IN WITNESS WHEREOF, I have hereunto set my hand this ________ day
