DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:


This Deed of Absolute Sale, made and entered this_____day of _____________, in
____________________, ___________________, by and between:

RAUL JOSE PHIL. REALTY BUILDERS CO., INC. , a corporation duly organized under Philippines laws
with principal of Lot 1 lower Sto. Nino, Sta. Cruz, Antipolo City hereinafter represented by its vice
president, Sofia G. Pagauitan with postal address at Lot 25 Raod 19 Cogeo Village Bagong nayon,
Antipolo City hereinafter referred to as the BUYER:

WITHNESSTH: THAT

WHEREAS, the SELLERS are the registered lawful and actual possessors of a certain parcel of land with
improvement situated in Lot 21, Block 61 Bagong Nayong, Antipolo City, and more particularly described
and bounded as follows:

A parcel of land (Lot 21 Block 61 of the subd. Plan (LRC) Psd-152672 being a portion of Lot 1, Psu-67130,
LRC Record No. N-13273), situated in the barrio of Camias, Municipality of Antipolo, Province of Rizal,
Island of Luzon, Bounded on the NE, point: 4 to 1 by Lot 22; on the SE, points 1 to 2 buy Lot 23,both of
Block 61; on the SW., points 2 to 3 by Road Lot 43; and on the NW points 3 to 4 by Lot 19, Block 61, all of
the subdivision plan. Beginning at a point marked “I” on plan being N, 13 deg. 32 ‘W./ 4370.85 from
BLLM INo. 6E Antipolo, thence N. 73 deg. 02’W., 20.00 m to point 2; thence N, 16 deg. 58’W., 12.00 n.
to point 3; thence N. 73 deg.02’E., 20.00 m to point 4; thence S. 16’ deg 58’E., 12.00 m to the point of
beginning; containing an area of TWO HUNDRED FORTY (240) square meters, more or less. All points
referred to are indicated on the plan and are marked on the ground by P.S. Cyl. Conc. Mons, 15 x 60 cm.,
bearing true date; date of the original survey, April 3-5, 1929 and the subdivision servey, executed by
Gabriel S. de Guz,am, Geodetic Engineer, on Oct. 24, 1970 to Nov. 15, 1971.

WHEREAS, the SELLERS are willing to sell and the BUYER is willing to biy the above-described real estate
property;

NOW, THEREFORE, for and in consideration of the amount

Philippines Currenct, receipt in full is hereby acknowledge by the SELLER to her satisfaction, the SELLER
SELL, CEDES, TRANSFERS and CONVEYS in a manner that is absolute and irrevocable the above real
property unto the BUYER, his heirs, assigns and successors-in-interest.

THAT any and all expenses incidental to the registration and conveyance of the tittle from the name of
the SELLER to the name of the BUYER such as Transfer Tax, Documentary Tax, registration expenses and
the like shall be the sole and exclusive account of the buyer.
