Q1. A loan amounting Rs. 40 Lakhs has been granted by LIC to a Municipality for
implementation of water supply scheme. The loan will be repaid by way of annuity @8.5%
interest p.a. in 22 equal instalments from the year of commissioning of scheme. Find out the
amount of annual interest of repayment.
Q2. A building stands on a freehold plot of land measures 600sqm yields a gross rent of Rs.
1000 per month. The price of land is Rs. 75/m2. The estimated future life of building is 12
years, but it is expected to extend by another 16 years, if structural repairs costing Rs. 16,000
are immediately carried out. The total amount of outgoings is 25 percent of the gross rent. The
owner requires 7% return on land and 11% return on building with 6% redemption of capital.
Find out whether it is advisable to spend the above cost of repairs from investment point of
view.
Given: (i) Present value of Re. 1/- per anum allowing 11% interest and redemption of capital
of 6% are as 5.91 for 12 years and as 8.03 for 28 years respectively.
(ii) Present value Re. 1/- recoverable at the end of 12 years and 28 years at 7% interest are Re.
0.44 and Re. 0.15 respectively.
Q3. A person has purchased a plot of land costing 80,000 Rs. and has constructed a building
thereon at total cost of Rs. 1,20,000 including water supply, sanitary and electoral installation
etc. Allowing a net return@7 percent on the cost of construction and 2 net return on the cast of
land, workout the standard rent of the property with the following data:
(1) Sinking fund on 4 basis for the future life of 75 years = 0.0022.
(2) Annual maintenance 0.5 % on the cost of construction.
(3) Municipal taxes and other outgoings 28. Of the gross rent.
Q4. From the given figure below calculate the quantities and abstract cost of estimate and
labour using DSR 2019 for the single Storeyed residential building with no of rooms (Load
bearing type structure). Mention the Page number of DSR 2019 which you have used to take
the rate.
Draw New Plan according to the instructions given below.

your choice.)

can take sand and cement and bricks of your choice)
d) Damp proof course over basement around the building with CC (1:2:4)
e) First class brick work in wall in a) superstructure with CM 1:6 b) Parapet wall
f) Plastering with 12mmth in cement mortar 1:5.

Q5. Reduce level (R.L) of ground along the centre line of a proposed road from chainage 10 to
20 are given below .The formation level at the 10th chainage is 107 and the road is in downward
gradient of 1 in 150 up to the chainage 14 and then the gradient chainage to 1 in 100 downward.
Formation width of road is 10meter and side slopes of banking are 2:1(horizontal: vertical).
Length of the chain is 30metre. Draw longitudinal section of the road and a typical cross section
and prepare an estimate of earth work at the rate of Rs.275%cu m. Find also the area of the side
slopes and the cost of turfing the side slopes at the rate of Rs.60.00% sq.m
