DEED OF ASSIGNMENT

KNOW ALL MEN BY THIS PRESENTS:

This deed made and entered into this ______ day of ___________________ at Sta. Isabel, Calapan
City, Oriental Mindoro by and between:

JOYCELYN M. CARCABUSO, Filipino, of legal age, married and with postal address at
Pachoca, Calapan City, Oriental Mindoro, hereinafter referred to as the “ASSIGNOR”

-and-

CALAPAN LABOR SERVICE DEVELOPMENT COOPERATIVE (CALSEDECO), a

duly registered cooperative with main office at Sta. Isabel, Calapan City, Oriental Mindoro,
herein represented by MARJORIE S. CUASAY, married, legal age, Filipino citizen and a
resident of Parang, Calapan City, Oriental Mindoro in her capacity as General Manager,
hereinafter referred to as the “ASSIGNEE”.

-WITNESSETH–

WHEREAS, the ASSIGNOR is the owner of parcel of land with structure residential house, located at
Lot 8, Blk. 5, Pachoca Executive Homes, Pachoca, Calapan City, Oriental Mindoro with an area of (108) ONE
HUNDRED EIGHT SQUARE METERS, covered by Transfer Certificate of Title No. T- 125419 of the
register of Deeds of Calapan City, Oriental Mindoro particularly described as follows;

“A parcel of land (Lot 8, Blk. 5 of the subdivision plan, Psd-04-052351, being a portion of Lot
1998, Cad. 104, Calapan Cadastre, L. R. C. Record No.), situated in the Barrio of Pachoca,
Municipality of Calapan, Province of Oriental Mindoro. Bounded on the NE., along line 1-2
by Lot 9, Block 5, all of the subd. Plan; on the NW., along line 4-1 by Lot 2000, Cad-104,
Calapan Cadastre.”

WHEREAS, the ASSIGNOR has an outstanding indebtedness from the ASSIGNEE under Provident
Loan 4 amounting to TWO MILLION THREE HUNDRED EIGHTY THREE THOUSAND NINE
HUNDRED FORTY THREE PESOS AND TWENTY CENTAVOS (P 2, 383, 943.20), which she applied
on ___________________. The payment of the said loan will come from her salary as a cleaner at New York,
United States and shall be deposited to Banco De Oro (BDO) Calapan City Branch with the following account:

Account Number: 005920202611

WHEREAS, the ASSIGNOR requested for the partial release of her loan for the purpose of processing
of transfer of title and the ASSIGNEE granted the partial release on the following dates which was entered into
on ______________________ and it shall be valid until __________________.

AMOUNT TO BE RELEASED 1,000,000.00

DATE OF RELEASE AMOUNT

First Release March 9, 2023 150,000.00

WHEREAS, the ASSIGNEE will grant and release the balance for the full release of loan of the
ASSIGNOR amounting to SIX HUNDRED FIFTY THOUSAND PESOS (P650, 000.00) upon surrender of
the title which already transfer on her name to be use as her collateral for the loan.

 NOW, THEREFORE, for and in consideration of the foregoing premises and the sum of TWO
MILLION THREE HUNDRED EIGHTY THREE THOUSAND NINE HUNDRED FORTY THREE
PESOS AND TWENTY CENTAVOS (P 2, 383, 943.20) as remaining balance of the loan which the
ASSIGNOR hereby acknowledged to have received from the ASSIGNEE, the ASSIGNOR hereby
unconditionally ASSIGNS, CEDES, TRANSFERS AND CONVEYS unto the ASSIGNEE, all his rights,
title and interest to the aforementioned property pursuant to this agreement and the ASSIGNEE by this
presents herby accepts the assignment and agrees to be bound by the terms and conditions of the loan
agreement;

FINALLY, the TRUSTEE in the name of Ms. Divina Cordero which the ASSIGNOR issued a
Special Power of Attorney hereunto attached hereby undertakes to surrender the title over the above-mentioned
property, on or before May 31, 2023.

IN WITNESS WHEREOF, the parties have hereunto set their hands on the date and place first above

personally appeared JOYCELYN M. CARCABUSO with their valid ID’s as indicated below their signature,
known to me and to me known to be same person who executed the foregoing instrument, “DEED OF
ASSIGNEMENT” consisting of two (2) pages including this page where the acknowledgment is written,
signed by the parties and their instrumental witnesses on both pages and they acknowledged to me that the
same is their free and voluntary act and deed.
