Project Title: A case study of O2 Life Homes & Resorts (Organic & Ayurvedic Health Township)

Introduction:

O2 life homes is a settlement in a midst of nature spread in an area of 30 acres. Located 12 kms from
the city. Prominently situated on a brow of hills in Panhala, Kolhapur.

The project aims to bring a new dimensions to the way people interact with the built environment
by incorporating sustainable design solutions like use of solar energy, green roofs that emerge
gradually from the ground, rain water harvesting systems and water reservoirs, wind mills, use of
locally available materials.

Design that aims to minimize pollution and carbon emissions. This implies not only using renewable
energy sources (including wind, sun and water) but also designing energy efficient buildings and
master plans that encourage vegetation and biodiversity.

Concept & Methodology:

➢ The structure of building set the scale, form and rhythm of the architectural environment.
➢ Lightness of structure, transparency and layering are dominant design factors.
➢ By partially sinking the building into the hillside, the resultant thermal mass considerably
reduces energy consumption while glazed facades are protected from solar gain by external
shading.
➢ Material pallets stick to the strict natural and locally available materials.
➢ The connection of building to the ground are cladded with locally available stones to
enhance the visual connection to the earth.
➢ Abiding by concept of conserving the biodiversity of the region by practicing In-Situ
conservation
➢ Natural landscaping has been practiced and the use of indigenous plants is being promoted.

Problem Statement:

Significance of research:

O2 LIFE is a destiny for the city dwellers who always dreamt of a quiet, restful and calm lifestyle with
an atmosphere full of pure air i.e., Oxygen.

O2 Life is a magical world spread across the Suttle mounds at the foothills of amazing Jotiba with
lush greens & bright flowered meadows. One would stare in amazement to the size & details in the
mansions, where not just one, but all would desire to own one. With the breeze blowing your hair,

1) THE DEVELOPMENT OF A SUSTAINABLE RESORT AND INDICATORS

The new index sustainability index can be used as a tool to assess the level of sustainable
development of services offered by the tourism industry. The index is significantly beneficial
to stakeholders and relevant parties of resorts and hotels. In addition, the GRI has been used
in line with the new index to improve on the current sustainability reporting. The highlight of
the index, particularly in the subsections of the index, is the ability of the meet the needs of
resorts for sustainable tourism development. It can be seen that the results are limited in
the ways certain social factors are examined. Quality assessments for a number of topics
need to be made in order to reach a final conclusion on sustainable tourism.

Today, Tourism is one of the key sectors generating revenue and employment. India being
rich in heritage, culture and scenic beauties, makes it one of the most preferred tourist
destinations. But this also brings in forth, the concern for conserving and protecting our
major sites. The movement towards ecotourism is at once a threat and an opportunity to
create more sustainable tourism: by diverting tourist traffic to ensure the carrying capacity
of any destination is not exceeded: by planning for regeneration of natural resources; and by
generating awareness in the host community whereby they are prepared and forearmed to
deal with the negative impact of mass tourism.

Sustainable Tourism cannot be viewed in isolation as an end in itself, since so many


elements of tourism are in fact interdependent and linked to other elements of living, doing
business and community life. So, it should also be looked at, not in isolation, but within a
Visitor, the Industry (Business/Economy), the Environment and lastly the Community to look
at over all Tourism development. So sustainable tourism development then becomes a
function of each of these four principles or elements and relates to each of them and how
they have cause and effect on each other interdependently.

4) A Research Paper on Eco-Tourism- Its Sustainability in India

service providers, the host community and authorities are well informed and prepared to
harness tourism as an engine of growth can yield sustainable results.

5) SUSTAINABLE DEVELOPMENT OF THE RESORT REGIONS

The majority of indicators found in specialized literature can be divided into 4 categories:
socio-economic, environmental, human impact and tourism. Only a comprehensive
assessment of all aspects of the sustainable development of the territorial system allows us
to obtain a reliable assessment. It is also worth noting that sustainable development is a
global process, the participants of which are all economic entities, cities and countries.
Therefore, it is extremely important to develop in harmony with other elements of the
global system. To ensure sustainable development of resort areas in the constituent entities
of the Russian Federation, it is necessary to develop a system of indicators that takes into
account existing international experience and the specifics of the economic, social and
environmental conditions of the Russian region.

Hypothesis:

➢ Nowadays human beings didn’t get much amount of relief.


➢ Due to urbanization healthy mind, body and soul getting disappeared.
➢ We are strangers to our nature.
➢ Urbanization is taken away nature from ourselves.
➢ Consumption of unhealthy food is more as compare to healthy food.

Objective:

➢ To get fresh air strongly harnessed to the earthly fragrance.


➢ To get healthy and relief full environment.
➢ To get real natural, truly organic vegetables & a better healthy life.
➢ To get company of birds, golden rays and butterflies.

Outline of Proposed Plan:

Phase 1: To visit the site of the proposed plan and got full information about he project O2 life.

Phase 2: To visit directors office of the proposed project (Pooja builders and developers) and collect
the concept, structure, methodology of the project O2 life.

Phase 3: To study the different literature reviews based on ecofrindly sustainable construction,
oxygen related resort etc.
Phase 4: To create a model of O2 life project.

Phase 5: After getting all information our aim is to create awareness about such project in the
society to live the healthy and sustainable lifestyle.
