SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, CHAN CHUANG, of legal age, single, Filipino, and a resident of

Barangay Bantayan, Negros Oriental, do hereby do hereby name, constitute
and appoint, JUAN HWAN, of legal age, single, Filipino, and a resident of
Barangay Piapi, Negros Oriental, to be my true and lawful attorney-in-fact,
and for and in my name, place and stead, to do and perform the following
acts and things, to wit:

1. To sell a parcel of land, registered and absolutely owned by me,

situated in Bantayan, Negros Oriental, and covered by Transfer
Certificate of Title No. 123456 in the Register of Deeds of
Dumaguete City;

2. The consideration for the sale of the subject property shall not be
an amount not lower than FIVE HUNDRED THOUSAND
PESOS (P500,000.00) Philippine Currency, and shall be paid in
CASH;

3. I shall be entitled to receive the said amount NET of all the taxes,
capital gains, and all expenses of transfer to the buyer;

GIVING AND GRANTING, unto my said attorney-in-fact, full

power and authority to do and perform all and every act and thing
whatsoever requisite and necessary to be done in and about the premises,
hereby ratifying and confirming all that my attorney-in-fact shall lawfully do
or cause to be done by virtue of these present.

IN WITNESS WHEREOF, the parties hereunto signed these

presents on this 17th day of January 2023 in Dumaguete City, Negros
Oriental, Philippines.
