This EXTRAJUDICIAL SETTLEMENT, entered into by and between:

MARICHU RAMOS TADIFA, of legal age, Filipino, with residence address at Block 10,
Lot 20, Las Maria St., Pembo, Makati

JULIETH TADIFA ESQUEJO, of legal age, Filipino, with residence address at Block
166, lot 24, Calachuchi St., Pembo Makati;

MAREVIC RAMOS TADIFA, of legal age, Filipino, with residence address at Block 10,
Lot 20, Las Maria St., Pembo, Makati;

MA. THERESA RAMOS TADIFA, of legal age, Filipino, with residence address at Block
10, Lot 20, Las Maria St., Pembo, Makati;

SHIRLEY H. TADIFA, ROMLEY H. TADIFA, ROCHELLE T. VILLANOBLES,

RAYMOND SHERWIN H. TADIFA, ROMELYN H. TADIFA, ROMEL H. TADIFA, ROMEO H.
TADIFA, JR., ALL HEIRS OF ROMEO RAMOS TADIFA (DECEASED) all of legal age, Filipino,
with address at Block 10, Lot 20, Las Maria St., Pembo, Makati;

WITNESSETH:

            WHEREAS, FELIX T. TADIFA AND LEONOR R. TADIFA who died on December 21,
2014 and December 8, 2014, respectively, were the registered owner of a parcel of land
covered by Original Certificate of Title No. 4791, particularly described as follows:

A PARCEL OF LAND (Lot 20-B, of the subdivision plan Swo-007602-

000207-D, being a portion of Lot 20, Block 10, Psd-13-005203, L.R.A. Record
(No. ), situated in the Brgy. Of Pembo, City of Makati, Metro Manila,
Island of Luzon.

Bounded on the SW., along line 1-2 by Road lot 15 (Las Maria St.); on the NW.,
along line 2-3 by Lot 18; on the NE., along line 3-4 by Lot 17, both Block 10, Psd-
13-005204 and on the SE., along line 4-1 BY Lot 20-A, Block 10 of the
Subdivision Plan

Beginning at a point marked “4” on plan, being S. 49 deg. 45’E., 3974.78 m. from
BLLM No. 1, MCadm-571-D, Makati Cadastral Mapping, thence;

N. 70 deg. 35’W., 19.27 m to point 2;

N. 19 deg. 59’E., 19.78 m to point 3;

 Beginning, containing an area of TWO HUNDRED (200) SQUARE METERS,
more or less. All points referred to are indicated on the plan and are marked on
the ground by CS. Cyl. Conc. Mons. 15 x 60 cm; bearings grid.

This lot was surveyed in accordance with the law and existing rules and
regulations promulgated thereunder, original survey during 1909 and that of the
subdivision survey on May 12, 1992 by Fidalito P. Calupig, Private Geodetic and
was approved on January 5, 1993.”

WHEREAS, no other personal property is involved in this extra-judicial settlement;

WHEREAS, there are no known debts or obligations due against the estate of the
deceased;

NOW, THEREFORE, for and in consideration of the above-premises, and invoking the
provisions of Section 1, Rule 74, of the Revised Rules of Court of the Philippines, the herein
CO-HEIRS/PARTIES adjudicate unto themselves the entire estate above-described, subject
however to the liabilities imposed by Section 4, of the same rule for a period of two (2) years, in
favor of any other possible heirs, creditors, or persons deprived of lawful participation on said
estate. They affirm that they executed the foregoing instrument out of their own voluntary free
will without force intimidation or violence upon their person. They also confirm that they received
their just and proper share and have no claim or demand against each other.
