2.0 INTRODUCTION
LIMITATIONS
The survey was based on visual observations in the areas walked. No sampling or engineering testing was
conducted. No assessment or investigation behind walls or in any other generally inaccessible areas was
performed. No physical tests were performed nor were any samples for engineering analysis collected. As
such, STAR makes no warranties regarding property conditions that would not be readily observable and
would, therefore, be considered outside the scope of this assignment.
PURPOSE
STAR Property Inspection (STAR) was retained to conduct a Condition Audit for the subject property. The
purpose of the audit was to provide an objective, independent and professional opinion of the condition
and quality of the property.
SCOPE OF WORK
A Condition Audit is based on property inspections of the property's interior, MEP works and data collection
from observations and findings.
DISCLOSURES
STAR has performed this report as an independent consultant. STAR and its employees, including the
professionals who have performed this report have no personal or professional ties to the association,
owner or management companies associated with the subject property.
STAR, its officers, and its employees have no present or contemplated interest in the subject property.

3.0 EXECUTIVE SUMMARY
STAR Property Inspection had been contracted to inspect the quality and condition of the subject property.
This inspection includes verification of the finishing and MEP (Mechanical, Electrical & Plumbing) works
that are installed and to confirm if items are functional. This includes Potable Water Systems, Drainage,
Waste and Sewerage Systems, Power Distribution Systems and HVAC System.
The subject property consists of concrete interior walls, balconies with guardrails and interior ceramic tile
flooring.
The report summary is not a complete listing of all the findings in the report, and reflects the opinion of
the inspector. Please review all of the pages of the report as the summary alone does not explain all the
issues.
Overall, based on our inspection and assessment, the subject property appeared to be provided with
average quality systems and equipment except for the issues observed at the time of inspection.
