BHIWANDI-WADA ROAD

Brief History

The Manas Group has been involved in land aggregation business for last 3 decades
under the leadership of Mr. Vyankatesh Kulkarni. One of the projects is in Wada Taluka
where almost 230 acres of land with clear and marketable title is held by the group
company Manas Kudus Industrial Sankul Pvt. Ltd.

Wada, which was developing fast was declared as D+ zone with maximum benefits
from government. This offered industry benefits such as refund of state GST up to
60% of project cost; reduction in electricity costs by 20% as the surcharge was
exempted. The proximity to urban areas of Thane and Mumbai was advantageous. It
also has connecting link to Western Mumbai and Gujarat.

In 2019, it was decided that the project will be converted to a logistics park.
Accordingly, relevant permissions and sanctions have obtained, including the N.A.
permission. Around this time, authorities in Thane informed us that the godowns in
Thane-Bhiwandi area are to be moved out.

Additionally, the JNPT spur of Delhi-Mumbai Expressway is underway and will be


completed by May 2024. This has increased the demand for warehousing facilities in
the area.

• N.A. Permission from Collector, Palghar District for first phase of 100 acres;
• State Government in principal sanction of IIA/ILP.
