Room Rental/ Tenancy Agreement

This agreement made the 23rd day of December, year 2022 between the tenant
(____________________________________) and the landlord
(_____________________________).

1. The rental room or unit is located at Danau Impian Condominium, Block 17-8-6, Jalan
3/109f, Taman Danau Desa, 58100 Kuala Lumpur, Federal Territory of Kuala Lumpur.
2. The term of this agreement shall be followed as below:
- This agreement shall be fixed term tenancy which shall begin on 1/1/2023 and end
on 30/10/2023.
- The rent shall be RM250 per person monthly and shall be payable in advance on or
before the 7th day of each month. The first deposit payment which costs RM250
(one month deposit) and RM175 (half month utilities deposit) shall be payable on
or before 30/12/2022.
- Others than that, other payment like monthly Wi-Fi, utilities and kitchen usage will
be divided together among all the tenants.
- Tenants must always keep the cleanliness of your own room areas and common
sharing areas like riving room, toilet, kitchen and etc.
- Tenants are not allowed to bring any other person without landlord’s permission.
It does mean that tenants must inform to other housemates at least three days
before the date.
- Tenant is required to obey what landlord’s allowed and not allowed during the
tenancy period.
3. The following person is authorized to act on behalf of the Landlord and is specially
authorized to accept notices of the Tenants’ complaints and to accept any service of
legal process or notice.
