DIRECTION TO THE CANDIDATE:
1. This Assessment Paper (AP) is to assess your performance on Plan O&M policies and
guidelines, verify O&M work plan, plan O&M operational budget, plan operation
expenses, monitor vendors work performance and manage asset defects and warranty.
Please complete the assignment below within 14 days.
2. Carefully review the submission checklist and contact your resource person for
consultation. You must complete all steps satisfactorily within the time given.
3. Submit complete AP (in Softcopy PDF format). No mark will be given to late submission
hence will be given Not Yet Competent as result. Passing mark is 70%.
4. Range number of pages and the minimum contents of AP are recommended as follows:

ASSESSMENT QUESTION:
You are a Facility Manager at ABC Facility Management Sdn. Bhd., which is a Facility
Management service provider to undertake an integrated Facility Management contract to
the client.
As a Facility Manager, among your main responsibility is to establish Operation & Maintenance
Plan upon mobilisation to a new project. Your company has recently been awarded with a
Facility Management Contract for office towers (you can create your own project background)
where you have been assigned to be the Facility Manager for the new project.
1) Assuming this is the new project you have been assigned and work on Operation &
Maintenance planning for the new project. Limit the scope of work to only 5 items only.
2) As the contract is performance based, you shall outline the relevant service
performance indicator for the service. Limit to only 5 parameters including the
relevant deduction system for non-performing parameter.
3) Assuming the building is still under DLP, prepare the defect management report. Limit
to 5 operational potential issues.
