A.

Post-construction services is keeping open communication between all stakeholders, staff and
management involved in the project for the updating of data regarding the upkeep and performance of
the building.
Included in the involvement are the Building and Facilities Administration;
They ensure that the building is properly maintained; that all the utility parts are in good
condition and functioning properly. Spaces are used properly and are used as they are assigned,
security is active and, common and circulation areas are in use or ready for use.
With this the supervision of grounds and landscaping is also involved. This is to maintain the
proper use of landscaping and other site components. Keep that all site circulation are functional.
Building equipment maintenance is the making sure that all third party tools and equipment
involved in the function of the building are far from having defects and are working properly.
Also part of building administration, post-construction is business management and
development. This is to ensure that the building is not in economic decline but is able to sustain itself
or when there is an expected return of investment that needs to be attained.

Along side Building Administration is the Post-Construction Evaluation. Although this may
be done upon the request of the owner, this is conducted to compare the data before the project was
finished and after it is finished. So that the management will be able to know how effective the
practices and processes used in the project were.
B.
The Architect may be engaged as the Building Manager and/or Property Manager.
Building administration and management requires the time of a multi-disciplinary
professional who is able to carry out multiple complex functions with efficiency and effectiveness,
related to the building maintenance and operations management.

It enables a project to be fully functional after construction. As the Architect having known
the ins and outs of the their own project. The building is not only a product that a developer or
Architect has sold after the transaction, it is a service that requires attention to detail and
understanding of the design and the resources involved in keeping not only the design, but the
functioning building relevant.
D.
What interests me about this profession is the design process. The painstaking process of
coordinating with different professions and craftsmen in order to produce the desired space. The end
product is the most satisfying part of the project. I would consider it, although hearing and reading it
seems like it would be stressful. I know that this will have a lot of coordination with other people and
handling people is not my strongest suit.
