CONSTRUCTION AGREEMENT
This Contract is entered into and jointly signed for execution as per mutually agreed construction plan
on the Third Day of february, Two Thousand Twenty-three (03.02.2023) at Bangalore.

hereinafter called the “Owner”

AND

FOR THE CONSTRUCTION OF RESIDENTIAL BUILDING

TERMS OF CONTRACT:
Terms and conditions mutually accepted by both owner and contractor are as
follows:

1) Construction quality shall be maintained to the satisfaction of the Owner and


material of mutually agreed technical specifications ONLY shall be used, as
committed by the Contractor.
2) Construction Period - It has been accepted by the Contractor that project shall be
completed within 10 to 12months of commencement of work and no penalty
charges shall be levied upon the Contractor for delays for reasonable periods of
time, ONLY considering genuine facts & unavoidable circumstances.
3) Walls - External 6” thick & Internal 4” thick Hydraulic block walls.
4) Structure shall be as per structural design for first and second floor load bearing.
5) Payment will be made at different stages as per contract of construction as per
schedule mutually agreed upon.
6) No additional charges shall be paid or deducted by the Owner for any variations in
market in basic price for any material / services involved.
7) There will be no GST charges All the materials will be purchased in the client
name

Structure : R.C.C. FRAMED STRUCTURE as per structural design


Foundation designed for G+ 2 FLOORS

Construction period-10 to 12 months from the day of execution.

WALLS: 6” Thick wall for External & 4’’ internal wall Hydraullic blocks.

I SUB STRUCTURE WORK:

A. Earthwork excavation of soil up to 6ft from natural ground level including lifting and
removing from the site.
B. Providing anti termite treatment in dry soil only.
C. PCC 1:4:8 for foundation concrete 4” thick using 40 mm Jelly.
D. Providing RCC 1:1:5:3 Column footings of sizes specified by architect with machine
mixing.
E. Providing RCC 1:1:5:3 for pedestal and columns reinforcement specified by
architect.
F. Constructing of sump tank of 9”Red brick wall with double mesh as per architectural
design
G. Refilling of trenches by loose soil up to plinth beam level and consolidating and
compacting to get a hard surface.
H. Providing Plinth beam concrete 1:1:5:3 as per design 6”thick
I. Laying of PCC 1:4:8 to thickness of 4” in all the carpet area
J. Providing 2ft lofts in bedroom.
K. Lintel casting for windows/doors.
L. Chajja & Lofts 1:1:5:3 concrete 20 mm jelly average thickness 2.5”.
M. Roof Slab: RMC M25 concrete OF 5” Thickness.
N. 53 grade cement only for concrete.
O. 43 grade cement for masonry and plastering.
P. River sand will be used for plastering.
Q. M sand will be used for columns, block work, PCC, Footing casting and all other
works.
R. Providing water proofing to all bathrooms/terrace.

II SUPER STRUCTURE WORK:

A. Providing RCC 1:1:5:3 through lintels, chajjas & lofts of size and specification of
structural design
B. Plastering of internal walls as well as ceiling in CM 1:4 , 1/2” Thick to proper level
and plumb with rough rendering (gurmal finish)
C. External walls plastering in CM 1:5, ¾” thick to sponge finish.
D. Stairs case shall be with Waist slab
 ISI brand T.M.T steel SUNVIK/MEENAKSHI/TURBO will be used.
 Clean river clay free sand will be used for plastering.
 Dust free aggregate Jalli will be used.

 M Sand will be used for Brick work and site mix concrete.
 Block work, lintels, Roof slab will all be of 53 grade ACC / Birla super cement.
 Plastering will be used 43grade ZUARI/RAMCO cement.
 RMC/Site mix concrete will be used for all roof slabs.
 SVB brand Burnt Bricks.

iii. WOOD WORK

A. Main door and Pooja room Teak wood frame size (6”x4”)thickness 7feet height & teak
wood shutter =4500/-per cft , Ground floor (5X4) thickness= 3500/- per cft
B. Other doors: Sal frame size (5”x3”)Thickness & shutter pre finished laminated shutter
Windows: Red sal frame , hone shutter
C. Glass : 5mm thick Plain glass of standard make
D. Grill :12mm thick rods as per design.

Main Door –stainless steel fittings 1Lock (Europa) 3 tower Bolts, 2 handle,1 Magnet
Price=8000/ for 1st floor ,GF for 4000/-
Other Door - stainless steel (1Lock, 2 tower Bolts, 1 magnet) price =1500/-
For toilets doors - pre laminated shutter & back PVC sheet

iv. FLOORING:

Flooring granite basic rate Rs 120.00/ sft .

Toilet: Ceramic tiles for toilet

Flooring: ceramic tiles Basic Rate – Rs 60/sft (size 12”x18”)


Bath room wall tiles – 10feet from ffl. Basic Rate –Rs 60/sft

Staircase Flooring

Staircase granite flooring. 100 Rs per Sft


STAINLES STEEL matt finish glass railing for internal =1500/-and SS railings for outside
staircase= 1250/-(Jindal SS 304 grade)

Parapet:
4” Height wall thick Cement block masonry

1. Sump , parafet wall ,compound wall complementary there will be no charges , if


customer wants to change any item during finishing stage like flooring commode,
doors, Elevation cladding that would entertain with extra charges
