3439092V, with address in Sycamores, Brixworth Hall Park, Brixworth,Northampton NN6 9,
U.K.

On the other, Mrs. . Karolina Schnoor, of age, German Nationality, holder of the N.I.E.
number X2655527F , with address in Andreasstrasse 4, 22301 Hamburg, Germany.

They act :

Both in their own name and right, mutually acknowledging the capacity to sign this reservation
document.

Through this document, Mr. Jonathan David Morton reserves, as of today, the sale of the
property he owns, located at Calle Ramón Llull, 7, Block 1, second C, in Portals Nous, Calviá,
Mallorca, in favor of Mrs. Karolina Schnoor - who intends to buy it - until JUNE 14 of the
current year, the date on which the deposit contract must be signed, at the latest.

I.- Whereas Mr. Morton owns the following property:

URBAN: NUMBER EIGHTEEN OF ORDER.- Dwelling letter C on the second floor, of Block or
Building 1; which is part of a building marked with the number 7 of Raimundo Lulio street,
located in the term of Calviá, place of Portals Nous. It measures EIGHTY-FIVE METERS THIRTY
SQUARE DECIMETERS built, plus nineteen point zero two square meters of terraces and
gallery.

It is accessed through a passage area that starting from Raimundo Lulio street and running
along the right hand edge of the entire property looking from said street, ends in a general
hallway. Looking from Raimundo Lulio street.

Its boundaries are: front, flight over a passageway and patio; right, flight over a patio and
partly with a passageway; left, flight over the garden area for the private use of the house
letter C on the ground floor; and at the bottom, the transit area and letter B dwelling on its
respective floor.

Parking number fifteen is attached to it. It is assigned a co-ownership share of the whole
complex of five point fifty percent.

REGISTERED: It is registered in the registry of Calviá 1, page 49 , volume 3753 ,book 961 ,
property number 48627.

CHARGES: It is free of charges, tenants and occupants.

Ms. Karolina Schnoor pays today the amount of TEN THOUSAND EUROS (€10,000.-), by
transfer to the account of CAIXA in Portals Nous, which Mr. Morton is the holder:

serving the signature of this document as the most faithful letter of payment, unless successful
completion of the transfer.

In the event that Mrs. Schnoor does not sign the deposit contract within the established
period, she will lose the amount of €10,000.- and from that moment the owner will be able to
freely dispose of the property. Likewise, if the seller retracts his intention to sign the earnest
money contract on the aforementioned date, he must indemnify the buyer with double the
amount received now, that is, with a total of €20,000.-.

The main clauses that will be included in the earnest money contract are the following:

1.- Purchase price: FIVE HUNDRED NINETY-FIVE THOUSAND EUROS (595,000.- €). The property
includes furniture and equipment.

2.- Amount of down payment, to be paid to the fiduciary account number of the notary chosen
by the buyer : €59,500, from which the €10,000 previously paid will be deducted.

There will be a retention of 3% of the price, as the vendor is non resident. It will be retained by
the buyer and paid to the Public Treasury, as established by Law.

3.- Signature of sale and delivery of possession against payment of the remaining amount of
the price: up to DAY THIRTY OF AUGUST (30. 8.23. ) of two thousand twenty-three.

4.- The property will be sold as seeen, in its physical state and of conservation known by the
buyer, and free of charges and encumbrances, tenants or occupants, and up to date with
payment of municipal taxes, supplies and community expenses . Regarding possible
extraordinary expenses, they have not been agreed and voted on in any meeting of owners, so
the seller is not responsible for any extraordinary expense, although it is true that 100 euros
per month are being paid to create a fund and be able to undertake possible improvements in
the building in the future, of which the buyer has been informed.
5.- The buyer will be delivered at the signing of the public deed of sale, the habitability
certificate, energy efficiency certificate, list of the last four years of IBI and garbage receipts
and electricity supply bills (water is included in the community).

Each party will pay the proportional part of the utility, ibis and community expenses, setting
the date of the public deed of sale as a reference.

6.- All expenses and taxes accrued by the transfer will be borne by the purchasing party,
except the tax on the increase in the value of urban land ( plusvalía ) and the professional fees
of b&m real estate, which will be paid by seller.

7.- In the event of non-compliance, that is, if the buyer does not attend the signing of the
public deed of sale within the established period, she will lose the amount delivered, as a
deposit, for the benefit of the seller and in the event that the seller retracts his intention to
sell, he must return the duplicate deposit to the buyer, in accordance with the provisions of
article 1,454 of the Civil Code.

Being satisfied with the content of this reservation document, the parties sign it in Portals
Nous, on June the 7th , two thousand and twenty-three.
