CONDITIONAL DEED OF SALE

KNOW ALL MEN BY THIS PRESENTS:

This Conditional Sale entered into this ___ day of ___________ 2022, in the City of Cagayan de
Oro, Province of Misamis Oriental, Philippines, by and between:

JOECARD Y. DALMAN, married to JULITA D. DALMAN, of legal age, Filipino, and a resident of
Aposkahoy Claveria, Misamis Oriental, hereinafter referred to as VENDOR.

2855 AQUARIUS REALTY CORP. Represented by EDNA C. PUERTAS ,of legal age, Filipino
citizen, married and with postal address at Macapagal Drive Golden Glow North Commercial
Pueblo de Oro Township, Cagayan de Oro City, hereinafter referred as VENDEE;

WITNESSETH

That, the VENDOR do hereby sell, convey, and transfer in a manner absolute and irrevocable
unto said VENDEE, his heirs and assigns, for and in consideration of ONE MILLION THREE
HUNDRED FIFTY THOUSAND PESOS (1,350,000.00) Philippine Currency, the property
including improvements therein, situated in , and more particularly described as follows:

Transfer Certificate of Title No. E-2207 containing an area of One Hundred Forty Thousand Five
Hundred Forty Four (140,544) square meters more or less;

That portion of the above-mentioned land is hereby sold by the Vendor to the herein Vendee, 2855
Aquarius Realty Corp., his heirs and assigns.

1. CONSIDERATION: The consideration of the above-described parcel of land, including all
improvements shall be in the amount of ONE MILLION THREE HUNDRED FIFTY
THOUSAND PESOS (P 1, 350, 000.00) breakdown as follows:

a) Down payment- SIX HUNDRED SEVENTY FIVE THOUSAND PESOS (675,000)


deductible from the Selling Price, to be paid upon execution of this instrument;

b) Balance – SIX HUNDRED SEVENTY FIVE THOUSAND PESOS (675,000.00) to be


paid on Monthly basis with postdated check payable within 2years (please see attached
acknowledgement receipt of PDC)

2. TERMS: The following Taxes and unpaid obligation shall be shouldered as follows:

Capital Gains Tax - SELLER


Documentary Stamp Tax - SELLER
Transfer fee with the Register of Deeds - BUYER
Transfer fee with the Assessor’s Office - BUYER
Notarial Fee - BUYER
Processing Fee for transfer of ownership - BUYER
Commission/Broker’s Fee - SELLER
2022 Realty Tax for the Lot - SELLER
3. That upon the execution of this instrument and upon down payment the Vendor shall turn-
over the Title and other pertaining documents of the property to the Vendee.

That the VENDOR shall give the VENDEE absolute and complete control and possession of the
subject property and allow the introduction of improvements thereon upon the receipt of first
payment.
