DEED OF ABSOLUTE SALE OF PARKING SLOT


KNOW ALL MEN BY THESE PRESENTS:

This DEED, made and executed this 12th day of June, 2023 by and between:

Jovic A. Baris, married to Jennifer F. Baris, Filipino and with residence and postal
address at Cluster 20 Unit 5G, The Cambridge Village, Eastbank Road, Brgy. San Andres
Cainta, Rizal, hereinafter referred to as the "SELLER".

-AND-

Segped Jun L. Hortillo of legal age, single, Filipino, and with residence and postal
address at Cluster 34 Unit 6B, The Cambridge Village, Eastbank Road, Brgy. San Andres
Cainta, Rizal, hereinafter referred to as the "BUYER";

WITNESSETH;

WHEREAS, the SELLER is the absolute and registered owner of a Parking Slot located at
5th Floor Slot 78 Parking Building, The Cambridge Village Condominium Eastbank Road
Brgy. San Andres Floodway Cainta, Rizal and at the The Cambridge Village Parking
Building

WHEREAS, the BUYER has offered to buy and the SELLER has agreed to sell the above
mentioned properties under the terms and conditions herein below set forth;

NOW THEREFORE, for and in consideration of the total sum of Three Hundred
EightyThousand (Php: 380,000.00) PESOS Philippine Currency, and of the covenants herein
after set forth the SELLER agrees to sell and the BUYER agrees to buy the aforesaid property
subject to the following terms and conditions:

1. The total consideration shall be Three Hundred Eighty Thousand (Php: 380,000.00)
PESOS, Philippine Currency, paid in FULL from January 31, 2023 until June 12,2023

2. Capital Gains Tax and Real Estate Tax, Documentary Stamps Tax, Registration Fee,
registration expenses, and all other miscellaneous fees and expenses shall be for the account of
the BUYER;

3. Buyer accept and bind himself to all conditions and restrictions embodied in the Master
Deed, as amended, the Articles of Incorporation and By-Laws of the Condominium Corporation,
and agrees to faithfully observe and comply with the House Rules and Regulations of the
Condominium Corporation and any amendment or supplement thereto.

4. The Buyer hereby acknowledge that he have examined the said parking slot and accept
the same.

5. The Sellers undertake that they, their heirs, successors and assigns shall warrant and
defend the title to the real property subject of this Deed against all claims of all persons or
entities. The SELLERS also guarantee the right of the BUER to take possession of the property
subject of this agreement upon the signing of this agreement and will defen the latter against
all judicial or administrative actions for eviction.
6. The association dues and utilities shall be for the sole account of the BUYER from the time
the Contract to Sell was excuted

7. The agreement shall be binding nd valid upon the parties herein and their heirs, agents,
representatives, and assigns.
