DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE, made, entered to and executed by and between
ROGELIA CUARE ISLA, of legal age, widower, Filipino and a resident of Block 51, Lot 1,
Brgy. Datu Esmael dbb-h Dasmarinas, Province of Cavite, hereinafter known and
referred to as the SELLER (for brevity);
and
MILAGROS NEBRE BALTAZAR, of legal age, married, Filipino with residence and postal
address at 170-B Villaruel Street, Barangay 28, Pasay City, Metro Manila, hereinafter
referred to as the BUYER (for brevity);

WITNESSETH that

WHEREAS, the SELLER represents and warrants that she is the owner of a house and a
parcel of land at Block 51 Lot 1, Brgy. Datu Esmael dbb-h Dasmarinas, Cavity City containing
an area of 98 square meters more or less.

WHEREAS, the SELLER has offered to sell the abovementioned house and lot in the amount
of THREE HUNDRED THOUSAND PESOS (P300,000.00) the BUYER has agreed to buy the
aforesaid property.

NOW, THEREFORE, I, ROGELIA C. ISLA, FOR AND IN CONSIDERATION of the sum of THREE
HUNDRED THOUSAND PESOS (300,000.00) Philippine Currency, receipt of which is hereby
acknowledged to my entire satisfaction and paid by MILAGROS N. BALTAZAR, DO HEREBY
SELL, TRANSFER, and CONVEY by way of ABSOLUTE SALE unto said BUYER, her heirs and
assigns a parcel of land, with all the structures and improvements constructed thereon, and
more particularly described as:

“A PARCEL OF LAND (Block 51, Lot 1, Area H, DBB, Cavite containing an area of NINETY
EIGHT (98) SQUARE METERS, more or less xxx”

I hereby warrant my absolute ownership to the foregoing real estate property and defend
It at all cost in every forum.

BEFORE ME, A Notary Public, for and in the City of Pasay, Metro Manila, Philippines,
personally appeared ROGELIA C. ISLA, with Senior Citizens ID # 33165, issued by the Office
of the Senior Citizens Affairs, City of Dasmarinas, Province of Cavite, and MILAGROS NEBRE
BALTAZAR, with SSS # 03-6737368-7 issued by the Social Security System, both known to me
and to me known to be the same persons who executed the foregoing instrument and they
acknowledged to me that the same is their free and voluntary act and deed.

This instrument consisting of two (2) useful pages by the parties and their
instrumental witnesses, and refers to the DEED OF ABSOLUTE SALE of a real estate property
described on this instrument.
