This report addresses life safety issues only; it does not address property protection, business continuity
or any other fire safety issues not contained within the applicable guidance.
1.1 Project Description
Abraj Quartier consists of one basement parking level, three common podium levels with parking and
On the basis of the provisions outlined within this report, it is concluded that Abraj Quartier will meet the
assembly uses and 35 levels of residential units. In total, Abraj Quartier (hereafter referred to as “the

4.4 Accessory / Incidental Use Areas

An area is considered accessory to the main use of a space where the area devoted to the accessory
occupancy does not occupy more than 25% of the area of the building area of the floor in which it is
located in accordance with NFPA 5000: 6.2.1.5. Accessory use areas are exempt from the requirements
for mixed occupancy buildings or areas and are classified in accordance with the main use group of the
portion of the building in which the specific occupancy area is located.

For the residential towers (classified as apartment occupancy), NFPA 5000: Table 25.3.3.2.2 specify
the incidental use areas required to be separated from other areas by fire barriers and /or protected by
fire suppression systems as reproduced in the following table:

The maximum area of unprotected or protected openings permitted in an exterior wall in any story may
not exceed the values set forth in NFPA 5000: Table 7.3.5(a) and Table 7.3.5(b).

• Exit enclosures and shaft enclosures (Section 4.3 Table 7 of this report) 6 Smoke Control
• Special use rooms (Section 4.4 Table 8 of this report)
The building contains no atria and floor by floor smoke control is not required in compliance with NFPA
5000 and QCD FSS.
5 Interior Finishes Basement level contains an occupant load in excess of 100 persons, thus smoke control system is
required in accordance with LSC 11.7.4.4.
Interior finish includes all wall, ceiling and floor finishes, wainscoting and paneling or other finish applied
structurally or for acoustical treatment, insulation, decoration or similar purposes. Abraj Quartier is defined as a high-rise building with the highest occupied floor more than 28 m above
the lowest level of QCD access. QCD FSS recommends the following smoke control requirements:
