Executive Summary

In response to the growing demand for sustainable and modern commercial spaces, we propose
the construction of a LEED certified multistoried multipurpose shopping complex at Ananda
Bazar.Ananda Bazar 's current infrastructural problems make it difficult for it to operate
normally, which affects the efficiency of trading activities posing difficulties for all
stakeholders. This project creates a state-of-the-art facility that not only meets the commercial
needs of the community but also prioritizes environmental sustainability through LEED
certification.

Project Overview

● Project Name: Ananda Bazar Multipurpose Shopping Complex

● Location: Ananda Bazar, Dhaka-1000.

Project Objectives
1. Develop a LEED certified shopping complex to minimize environmental impact.
2. Establish a bustling commercial center that meets the many demands of the community.
3. Promote sustainable practices in construction and operation.
4. Minimized carbon footprint.
5. Encourages entrepreneurship, economic growth, and employment opportunities.
Features
o Ample parking space with an emphasis on green parking solutions, such as bicycle racks.
o Innovative and aesthetically pleasing architectural design integrated smart building system.
o Mix of retail spaces, offices, and recreational areas which create a vibrant and versatile
shopping complex.
o Rainwater harvesting systems and efficient plumbing fixtures.
o Food Court and Restaurants with diverse culinary offerings
o entertainment options for all age groups such as multiplex cinema, gaming arcades.

Budget
A detailed budget will be provided in the next phase of project development. Funding sources
may include private investment, grants, and loans.
Methodology
1. Site Assessment:
⮚ Conduct a comprehensive assessment of the construction site including soil investigation
and environmental social impact(ESI) analysis
⮚ Identify environmental constraints and opportunities for sustainable development.
2. Stakeholder Engagement:
⮚ Collaborate with architects, engineers, and construction professionals experienced in
sustainable design and construction.
⮚ Engage with local community members, government authorities, and environmental
organizations to gather input and address concerns.
3. Design and Planning:
⮚ Implement an integrated design process involving architects, engineers, and
sustainability experts to optimize building performance.
⮚ Using energy modeling technologies to improve energy efficiency.
⮚ Choose a water-efficient fixture, rainwater harvesting systems to minimize water
consumption.
4. Monitoring and Evaluation:
⮚ Observe monthly financial reports, occupancy reports. construction progress reports.
⮚ Identify potential risks to the project's success and outline strategies for mitigating risks.
5. Resettlement Action Plan
➢ We will analyze land acquisition and resettlement impacts and design our project
following the legal and policy framework.
➢ Cash compensation and income restoration will be our priority in this project.
