Assessment Brief and Guidance:

Assignment: Individual essay

1. Data description:
The excel file attached (named “House Price Data Project”) contains data about property
prices and some characteristics of the properties. Data is available for 9151 property sales in
Bristol during the years 2019 and 2020. The data has been retrieved from London Datastore:
https://data.london.gov.uk/dataset/house-price-per-square-metre-in-england-and-wales
Meaning of variables are as follows:
------------------------------------------------------------------------------------------------------------
price Sale price in £
size Total floor area in square meters
numberrooms Number of habitable rooms
year Year when the sale was completed
age Age band when building part constructed
current_energy_efficiency Current energy rating of the property
potential_energy_efficiency Potential energy efficiency rating of the property
detached = 1 if property type: detached house (HAI BIẾN QUALI)
flat = 1 if property type: flats/maisonettes
postcode Postcode information of the property
------------------------------------------------------------------------------------------------------------
The main objective of this project is to explore the key variables in the data set and evaluate
the relationship between the price of houses and other characteristics. The requirements
below are the guidelines that you need to complete. You can do more analysis to explore the
data if you find something meaningful.

2. Requirements

 Part A: Evaluate business and economic data obtained from published sources. – Chapter 1-
2-3
- Go into the above website to find out related information on the data collected. Write a
short paragraph to describe the data including how, when, and where the data collected;
what are the variables and their meaning? (Ấn vào web đấy rồi mô tả lại)
- Suggest the method of analysing this data set, focusing on descriptive and inferential
statistics (list all possible analyses you can do).
- Do your own research to find the information to write the review of the following issues in

3
statistics:
- Data sources in Business and Economics.
- Data collection method in Business and Economics (P)
- Critically evaluate the pros and cons of different kinds of data sources in Business and
Economics (M)
- Methods of data analysis: Descriptive statistics and inferential statistics. Critically evaluate
the difference between the two methods and their applications in different contexts (D)

 Part B: Communicate findings using appropriate charts/tables.

- Using summary statistics, tables, and charts to explore each variable and make
comments, (hints: Frequency tables and pie/bar chart for qualitative variables, summary
statistics for quantitative variables – DÙNG DESCRIPTIVE GRAPH).
- Using the appropriate chart and correlation calculation to explore the dependence of price
on size and number of rooms, make comment. Analysis PRICE – SIZE, PRICE –
ROOMS
Nếu hình tập trung nhỏ ở dưới, chặt chẽ ở nhỏ ở dưới  high positive và nếu càng ra xa
thì là không chặt chẽ
- Summarise price by year and type of houses, make comments, and evaluation on the
results (compare mean and standard deviation of price between the year of the sale
completed and between the type of houses). DÙNG TABLE – NORMAL TABLE
- Justify the rationale for choosing the methods of communication. M
- Critically evaluate the use of different types of charts and tables for communicating given
variables. D (PHÂN TÍCH THÊM HISTOGRAM  Phân tích thêm OUTLIERS + PHÂN
TÍCH ẢNH HƯỞNG CỦA CÁI OUTLIERS)

 Part C: Analyse and evaluate business data using a number of statistical methods.
- Using t-test to compare the price of houses that the sale completed in 2019 and
2020.
- Assuming that the price depends on size, number rooms, and year (dummy variable).
Estimate the regression model to consider this dependence and explain the meaning of
each coefficient;
- Evaluate the use of summary statistics done in Part B and the technique of hypothesis
testing in this part. M (ĐÁNH GIÁ Ý B4 + C1)
- Critically evaluate the differences between the use of Regression Analysis to explore the
relationship amongst variables and correlation coefficients calculated in Part B. D
