website made me over $1M before I sold it.

Amway, Excel, Destiny and other

Network Marketing
Way back in 1991 my entrepreneurial spirit was stirred when I joined Amway.
Believe it or not I lasted about 5 years before throwing in the towel. I made $0!
I spent a massive amount of money going to meetings and buying
motivational tapes, all the while alienating all my friends and family. There
were so many stories about all these people making all this money. As it turns
out, a majority of the money came from training and selling tapes to guys like
me.

I also got into Excel (phone service) and Destiny (long distance phone cards)
and New Life (nutritional) with similar results (read nothing!). Funny story…I
knew I chose the wrong financial vehicle when my check from Destiny
bounced!

 Niche Websites
I took a break until 2008 when the economy turned and I
was selling real estate and needed some extra money.
That’s when I started building tiny niche sites to drive traffic to eBay.
This was my first foray into what is called Affiliate Marketing (more on this
later).

And I made money! At its peak I was making about $1000 a month. Not life
changing but at that time I remember being very excited to have that money
hit my account. That was all about SEO (Search Engine Optimization) and
trying to land at the top of Google for long tail keywords.

It lasted for a year or two until I couldn’t keep the sites ranked at the top of
Google anymore and so traffic slowed to nothing.

Shopify and Amazon

Next up was Shopify, way back in 2010. I was searching
for a product to sell and doing research on dropshipping.
I was talking to one of my buddies over a beer one night and he told me about
a product that he was selling as a manufacturer's rep. It was a super “nichey”
product that I knew would be easy to get a website to rank at the top of
Google.

So over one weekend I got a free trial at Shopify, spent $11 on a domain and
built my first Shopify website while watching Netflix. On Monday I sent a link
to my buddy and he was shocked. So I grabbed a $100 coupon for Google
Adwords and started driving traffic. Within a day we had our first sale! And
due to the high margins it was enough to pay for the site and fees for the
entire month. Needless to say we were off and running.

 We operated that site for 5 more years and it produced hundreds of
thousands of dollars each year. When we realized that we owned about as
much market share as we would ever be able to grab, we sold the business
and walked away with over $200K each. What a great ride!

I stumbled around from 2016-2019 with more Shopify tries and Amazon
stores. I never was able to recreate that combo of a high margin product with
a niche product. I had some limited success with Amazon. But Amazon may
be the most frustrating company I have ever dealt with. They suck!

The Amazon fees are astronomical, which makes the margins super tight.
That type of sale is all about volume. Another problem I found was that
someone else could jump on top of your listing with you. If they are selling the
same product then you both get listed together. And now it’s a matter of who
can go lower in price.

The returns are also terrible. People are very comfortable returning things to
Amazon and you are the one that’s going to pay for it.

Rank and Rent/Local Lead

Generation
Then in the fall of 2019 I found the “Rank and Rent”
model and fell in love. In fact, I even sold the system
for two years.

The model is pretty easy. You find a local service provider (plumber,
electrician, tow truck driver, etc.) and you build your own site around those
keywords for that particular city. Once the site starts to rank and you start to
get phone calls you “rent” the site to the service provider who pays you a
monthly fee (or sometimes a pay per call model).

This is a great business and one that I still operate and grow to this day. My
only problem with this business is that it tends to be low revenue, maybe a
few hundred dollars per month per site. And I have had a few problems in
billing and collecting the money I am due. It’s a lot to keep up with.

 But the rank and rent model did lead me back to Affiliate Marketing in a
roundabout way. In talking to one of my students he mentioned a business
niche that he wanted to develop. I did my research and found out that I could
easily rank on the local basis for this niche. And this business niche is set up
perfectly for affiliate marketing.

The Ideal Business

Through my experience with all of these businesses, I’ve developed a
checklist of what I believe to be the attributes needed for the perfect online
business:

★ AUTOMATION/PASSIVE INCOME
Your business should run without you about 90% of the time.

Automation is the golden key to a true hands-off business. We only need to do

the work ONE time and the software handles the rest. You continue to make
money, even when you are not there.

★ HIGH TICKET PRODUCTS

Your business should sell high ticket products of $1000 or more.

Find a high-ticket partner that pays $1000 commissions or more. Because it

takes the same effort to sell a high-ticket offer as a low-ticket one, you can
make MORE money with the same marketing efforts.

★ FUNNELS
Your business needs a modern funnel website.

A funnel is a new type of website designed to convert leads into sales, unlike
typical old and outdated websites. A funnel is designed to guide your
customers through a strategic passage that eventually results in a purchase!

 ★ EVERGREEN FOLLOW-UP SYSTEM
Your business must continue to touch your leads until they buy.

Even though the funnel does an incredible job at generating sales on autopilot,
you will also have visitors and guests that do not buy the first time. This is
when the Autoresponder is initiated and works for you in the background.

So in doing some more affiliate marketing research I stumbled upon Dave

So I decided to call her bluff. What the hell do I have to lose? She’s not going
to answer me anyway, right? I decided to see if she was a real person.

To my disbelief she replied to my message! She was nice. She wasn’t pushy.
She answered all my questions. She told me about her journey. (She’s a
college student making way more money than I did in college and I am
guessing more than you too!)
