EXTRA-JUDICIAL SETTLEMENT OF THE ESTATE

OF LATE RODOLFO CABULLO ESPIÑA WITH SALE IN FAVOR OF

RODA ESPIÑA GRATIL

KNOWN ALL MEN BY THESE PRESENTS:

That the following names are the only surviving heirs of late RODOLFO
CABULLO ESPIÑA:

1. NILDA LAGRAMA ESPINA, of legal age, Filipino citizen, widow and resident
of Brgy. Eco, Mondragon, Northern Samar;

2. RODA ESPIÑA GRATIL, of legal age, Filipino citizen, married and a resident
of Purok 5, Burabod Bugko, Mondragon, Northern Samar;

3. RENIA ESPINA VISAYA, of legal age, Filipino citizen, married and a resident
of Corsino Compound, Airport Village, Catarman, Northern Samar;

4. ROLANDO LAGRAMA ESPINA, of legal age, Filipino citizen, married and

resident of Brgy. Dao, San Jose, Northern Samar hereby freely and
spontaneously:

DECLARE AND MAKE MANIFEST:

1. That we are the surviving legitimate heirs of the late RODOLFO

CABULLO ESPIÑA who died on December 03, 2017 at Brgy. Dao, San
Jose, Northern Samar which was his resident at that time;

2. That said deceased died intestate, without leaving any will or testament,
and without any outstanding debts in favor of any person or entity and
their only surviving heirs are their herein legitimate children as
mentioned-above;

3. That the deceased left no debts;

4. That the deceased left certain real property which more particularly
described as follows:

"A parcel of residential lot situated at So. Balud, Poblacion,

Mondragon, Northern Samar, covered by Tax Declaration No. 1553
in the name of Angela Mangada. Bounded on the East by remaining
portion; now Reynaldo Huavas Sr., on the West by remaining
portion; now Rolando Espiña; on the South by National Road and on
the North by Alexito Villadolid. Containing approximate area of ONE
HUNDRED FORTY-TWO POINT FIVE (142.5) SQUARE METERS or
9.5x15."

5. That the deceased has acquired the above-described lot by way of

purchased from ANGELA MANGADA and FELIX MANGADA, as evidenced
under Deed of Absolute Sale with doc. No. 284, page no.81, book no.
XVI, series of 1987 which was executed before Atty. Proceso C. Sidro
(Notary Public) at Mondragon, Northern Samar.

6. That invoking Section 1, Rule 74 of the New Rules of Court, the parties
herein as they hereby agree to divide and settle the aforementioned
estate between and among themselves pro- indiviso such that each of
them shall be co-owners of the said property for every square inch thereof.
 7. That we, NILDA LAGRAMA ESPIÑA, RENIA ESPIÑA VISAYA, and
ROLANDO LAGRAMA ESPINA, the heirs of late RODOLFO CABULLO
ESPINA for and in consideration of the sum of THREE HUNDRED
THOUSAND PESOS (Php300,000.00), Philippine Currency which we have
received in full and to our entire satisfaction, from RODA ESPINA
GRATIL, of legal age, Filipino citizen, married and a resident of Purok 5,
Burabod Bugko, Mondragon, Northern Samar, by these presents we do
hereby SELL, TRANSFER and CONVEY the below-mentioned property in a
manner absolute unto said RODA ESPIÑA GRATIL, her heirs, successors
and assigns the real property described as follows:

"A parcel of residential lot situated at So. Balud, Poblacion,

Mondragon, Northern Samar, covered by Tax Declaration No. 1553
in the name of Angela Mangada. Bounded on the East by remaining
portion; now Reynaldo Huavas Sr., on the West by remaining
portion; now Rolando Espiña; on the South by National Road and on
the North by Alexito Villadolid. Containing approximate area of ONE
HUNDRED FORTY-TWO POINT FIVE (142.5) SQUARE METERS or
9.5 x15."

8. It is the mutual agreement and covenant of the parties to this deed,

that from the execution of the herein Extra-Judicial Settlement with sale, the
buyer shall now be exclusive owner of their respective shares to the
exclusion of all others;

9. That the land subject of this deed not being registered under Act 496
nor under the Spanish Mortgage Law, the parties hereby agree to register
this deed with the Register of Deeds of the Province of Northern Samar,
pursuant to Act 3344 as amended.

ACKNOWLEDGEMENT

BEFORE ME this _____________ 2022 at Catarman, Northern Samar, the

Heirs of late RODOLFO CABULLO ESPIÑA executed with their valid
identification Cards attached herewith, all known to me to be the same persons
who executed the foregoing instrument consisting of three (3) pages including
this page on which the acknowledgement is written signed by them and their
instrumental witnesses and they declared and acknowledged unto me that the
same are their free and voluntary act and deed.
