DEED OF ABSOLUTE SALE

KNOW ALL PERSONS BY THESE PRESENT:

Jose Eddie O. Pepito, of legal age, married to Felicidad B.

Panogaling Filipino Citizen, and a resident of Poblacion Imelda,
Zamboanga Sibugar, Philippines, hereinafter referred to as the
VENDOR; and

Spouses Grace O. Romanaso and Pacifico B. Romanaso Jr,

both of legal age, married, and residents of Poblacion Auroa
Zamboanga del Sur, Philippines, hereinafter referred to as the
VENDEES.

WHEREAS, the Vendor is the owner of a parcel of land known

as LOT 5891 – C, PSD-09-006397 and he warrants that the same
is free from all liens and encumbrances, situated in Barangay
Kahayagan, Municipality of Aurora, Province of Zamboanga
del Sur, Island of Mindanao, Philippines, as evidence by Transfer
Certificate of Title (TCT) No. T-17,721 registered in the name of
Jose Eddie Pepito, which parcel of land is particularly describe as
follows:

Bounded on NW along line 5-6 by lot 5891-N,

On the east along line 6-1 by lot 5891 –G,
On the S along line 1-2 by lot 5891- F,
On the W along line 2-3 by lot 5891-E,
Along line 3-4 by lot 5891 - , and
Along line 4-5 by lot 5891- E.

That for and in consideration of the sum of ONE HUNDERD

THOUSAND (PhP 100,000.00) PESOS, to me in hand paid by
GRACE O. ROMANASO and PACIFICO B. ROMANASO JR. , both
of legal age, Filipino Citizen, and a resident of Poblacion Aurora,
Zamboanga del Sur, Philippines,, to my entire satisfaction, herein
referred to as the VENDEES. JOSE EDDIE O. PEPITO, do hereby
sell, conveys, cede and transfer in a manner absolute and
irrevocable the above-describe parcel of land, particularly LOT
5891-C, PSD 09-006397 with Transfer Certificate of Title No.
T-17,721, consisting of ELEVEN THOUSAND FIVE HUNDRED
FORTY (11, 540) SQUARE METERS more or less to herein
VENDEES, to their heirs, successors and assigns, including all the
improvements existing thereon.
 IN TRUTH HEREOF, we have hereunto set our hands this
November 18, 2019, at Pagadian City, Zamboanga del Sur,
Philippines.
