You have 2 days from receipt of this letter to contact your Lettings Officer to arrange the viewing.
If you do not the offer will be withdrawn and treated as a refusal. (This could result in your
application being suspended from the list for a period of up to 12 months).
You must ensure that your rent account is kept clear if you are granted a tenancy relating
to the Property.
If you are informed by Tai Tarian that the condition of your current property is not
acceptable it must be brought up to a standard which the Lettings Officer decides is
acceptable before the transfer to the Property can go ahead.
If you are in breach of your Tenancy Agreement because the condition of your current
property fails to reach the acceptable standards set by Tai Tarian, for example it is in a
very poor condition, the offer will be immediately withdrawn and your application to move
will be put on hold.
If you fail to meet the conditions set out above or if something happens between receiving this
offer and a tenancy of the Property being granted which would result in your application being
put on hold then this provisional offer will be withdrawn.
If you are a Tai Tarian tenant you will not be allocated a new home if you are in breach of your
Tenancy conditions. This means having a clear rent account, keeping the inside of the home
clean and well decorated, and maintaining the garden and any sheds in good condition.
When you move you are expected to clear your current property of all possessions (including
rubbish bags, cleaning materials and the loft space) before your tenancy ends.
If you accept this offer please be aware that daily rent pro-rata will be charged
immediately from the start of the tenancy. In addition, you will be expected to pay one
week rent in advance and maintain this level of credit throughout your tenancy.
If you wish to refuse this offer before viewing, please complete and return the attached reply
slip.
If you wish to arrange a viewing remember to bring the reply slip with you for completion.

Bedroom Tax
If you are of working age and have one or more extra bedrooms, your rent and any service
charges used in the assessment of your Housing Benefit [or the housing element of Universal
Credit] is capped (bedroom tax).
If you have 2 or more spare bedrooms your Housing Benefit [or the housing element of Universal
Credit] will be reduced by 25%.
If you have 1 spare bedroom your Housing Benefit [or the housing element of Universal Credit]
will be reduced by 14%.
Benefit Cap
The benefit cap may apply to you if your benefit income is more than the cap that has been set
by the Government. This means less benefit income to you than you may expect.

If you are in receipt of Housing Benefit or Universal Credit Housing element, you will need to
consider if you will be able to afford any shortfall in your rent.
If you are unsure if any of the above apply to you, please contact your Tenancy
Relations Officer at Tai Tarian Ltd.
Only accept this offer of a home if you feel confident you can manage to
pay the rent now and after the changes. There is no penalty for refusing
this offer on the basis that you cannot afford it!

I have agreed with the Lettings Officer the attached programme of works.
I understand that any items that I have agreed to remain at the property as
detailed above which are chattels (defined as moveable property) will be my
responsibility to maintain.
I accept that Tai Tarian cannot guarantee the condition of these chattels during
repair work.
