1. Room Deposit, Key Deposit and Rent is required before keys are handed over. The Room Deposit will be
used as your final month’s rent before vacating the room. If you pay rent for what becomes your final
month of occupying the room, the room deposit will be used to cover the following month’s rent whether
you move out or occupy the room.
IMPORTANT: Do not pay rent for your final month of accommodation, because there will be NO
REFUNDS on RENT or ROOM DEPOSIT. ONLY THE KEY DEPOSIT IS REFUNDABLE.

2. Rent includes: a single furnished room for one (1) person only as well as water and electricity (where
applicable). Internet is provided as a FREE service and is not included in the rent amount.
3. Parking is not included in the rent amount; gated parking is offered per request & availability at R200 per
month per vehicle + R250 once-off refundable deposit for the gate remote. If the gate remote is damaged or not
returned after vacating the premises/ the agreed date, the remote deposit will not be refunded.

4. Rent is due by latest the 1st day of each month. If no rent is received by this date the room will be locked as
this is a furnished student lodging establishment (monthly lodging; minimum 2 months stay).

5. The room is for one (1) person only: No Visitors after 22:00 & No Overnight Visitors Allowed.
Initial rent/ Monthly rent paid is for term 1st to 30th/ 31st of the month, regardless of date of occupation. We offer
monthly accommodation, and payment is monthly (1st to 30th / 31st of the month). There are no payments or
discounts for days or weeks allowed unless otherwise permitted by management. SIGN HERE
15. KEY DEPOSIT IS REFUNDABLE VIA EFT ONLY IF THE FOLLOWING CONDITIONS ARE MET:
a. You give minimum 30 days written notice of intention to vacate the premises (WhatsApp message to
0658770438 or email to kamilkooblal@gmail.com).
b. Your rent payments are up to date.
c. The room is in fair condition / no damages. any damages will be charged to you and/or deducted from the
room & key deposit.
d. All your keys have been returned to the supervisor (083 281 4482 - alex) or as otherwise agreed by
management. Should keys be returned or retained in any other way, the key deposit will not be refunded.
e. If the above conditions are adhered to, your key deposit will be processed within 48 hours and thereafter
be refunded via EFT into your bank account. If you want an immediate payment, R60 will be deducted
from your key deposit for bank charges.
f. Failure to adhere to the above conditions will result in your key deposit being forfeited. Should you leave
with the keys, your key deposit will be forfeited. SIGN HERE
1. If you wish to retain your room during the holidays while you are away, you may request to pay a
discounted rental which may range from 60% - 99% of the rent amount. If approved, this discount
amount will depend on your specific risk profile as determined by management as well as the length of
your holiday period.
2. You must inform us if you are leaving and wish to retain your room at the discounted rate so that we may
facilitate administration. Should you not inform us prior to you leaving for holiday, no discount will
apply.
3. If you are away for only one (1) month, the discount applies for only one (1) month.
4. The holiday discount is only allowed for a maximum of two (2) consecutive months. So if you leave
end of November you can pay the discounted price for December and January; By 1st February the rent
will return to the full price even if you are still away. SIGN HERE
5. Alternatively, you can submit your 30 days written notice and return your keys when leaving. We will
then refund your key deposit and when you return you can pay room deposit, key deposit and rent for a
new room and start afresh.
