Roof Inspection carried out on Parys Sasol Garage shop Roof at 48 Bree Street Parys.
The waterproofing inspection was conducted through of visual inspection of roof sheeting,
gutters, eaves, flashing, screws, overlaps, joints, parapet walls and existing waterproofing
system. This was to identify any current leaks or roof sheeting damages caused by improper
installation, old or damaged roof waterproofing installation, rusted screws, or holes.

Visual Inspections Findings:

Roof exterior

1. The gutters are full of dirt, debris, and bird droppings.


2. Some of the flashings are loose & not fasted down with screws.
3. Some joints and overlaps have some gaps and hairline cracks.
4. There are some places where the flashings and parapet walls don’t have any
waterproofing.
5. The current waterproofing system is old, cracked, and damaged.
6. There are several screws that are either rusted or not screwed in properly leaving gaps for
water to leak onto the ceiling.
7. The gaps at the flashing against the parapet walls, seems to be a point of entry for water
pushing back when it is raining heavy with strong winds.
8. The screw caps have not been sealed.
9. The overlaps have not been sealed from end to end therefore creating a weak point for
leakage.
10. There is currently a leaking geyser onto of the roof, which is cause pooling of water and
slowing seeping through the old, damaged waterproofing and into the ceiling.
11. The waterproofing is damaged on roof eaves possible water seepage into the interior
walls of the shop.

Roof Interior

1. The shop interior walls have signs of water marks caused by water leaking from the roof
down the side of the walls and ceiling.

2. The screw caps have not been sealed, and incorrectly put in causing leaks and dripping
onto entire ceiling.
3. Water marks visible on ceiling boards.
4. Visible dampness and minor damage to roof lining
5. Visible dampness and minor damage to roof lining where the geyser on top of the roof is
situated and leaking.
6. Several holes can be visibility seen when standing in the shop and looking up at the roof
with light shining through the roof sheeting.

Recommendation.

1. Cleaning the roof and gutters by means sweeping to remove all dirt, debris, and bird
droppings.
2. Remove all old, damaged membrane, flaking and peeling paint.
3. Degrease the roof and gutters to remove any adhesive, grease and dirt then high pressure
washing the roof and gutters.
4. Surface preparation of roof sheeting by wire brushing any flash rust, peeling, or flacking
areas.
5. Replace any rusted, missing, or damaged screws.
6. Prime the IBR roof sheeting with red oxide primer to prevent any flash rust to prolong the
sheeting lifespan.
7. Sealing of all joints, screw caps, gaps between flashing and roof sheeting, overlaps, eaves,
valleys, ridges, and parapet walls
8. 2x Coats of MultiProof Liquid Rubber waterproofing, ( All in1) Roof paint
,waterproofing and seamless sealant system.
9. The 2x Coat waterproofing application carries a 10-year guarantee.
10. The product is a high quality, water based, UV stable with high adhesion properties to
concrete, metal, brick, and many other surface properties.
11. The product comes in a variety of colours and the finish is aesthetically appealing to the
eye.
12. The geyser on the roof should either be fixed or removed.
