HOTEL FACILITIES AND GUEST SERVICE.
 Lodges.
 Lodging facilities means any hotel, motel, motor inn, lodge, or
other quarters that provide temporary sleeping facilities open to
the public.
 Lodging Services means the providing of hotel rooms, motel
rooms, lodging rooms, motor hotel rooms, guest house rooms or
other similar accommodations, that are rented to persons for a
period of less than one month or thirty consecutive days.
 Examples of lodging services are; front desk area, bell staff,
housekeeping, central centers, Property Management, security
and administrative offices and storage related reservations, call
to the forgoing.
 Lodging is important because it is a huge field with a large
number of businesses operating in it, who between them
generate significant revenues.

2
 Transit.
Transit facilities can consist of dedicated space within the right-of-way,
exclusive facilities such as transit ways, or shared facilities such as
transit streets. Separated transit facilities are preferred as corridor
volume increases since greater separation allows for safer and faster
movement of transit.
Examples of transit facility are; street railway, motor bus, tramline,
subway, monorail, rapid transit, aeroplane , helicopter, ferry, or other
ground or water transportation system having as its primary purpose
the regulatory scheduled mass movement of passengers between
locations within the territorial boundaries of a regional transit
commission.

 Commercial
When it comes to getting companies to sign on the dotted line and
lease space in your commercial building, it all comes down to
amenities.
Expectations are high and you need to impress. Examples are;
1) Conference facilities.
Companies may have meeting rooms in their space, but not enough
to accommodate large events.
Having conference facilities with adjustable room sizes on the
premises makes it easy for tenants to plan and host larger meetings.

3
2) Reliable, Fast Wi-Fi.
If your commercial building amenities don’t include Wi-Fi, you are at
a real disadvantage. Companies expect their employees to be able to
stay connected on their technology tools when they step outside the
office suite and when they are on break.
3) Easy access to parking and transportation.
Finding parking can be a real headache, especially in major cities. If
you have a solution to this problem, whether it’s underground
parking or a nearby lot or garage, it can be a huge selling point.
4) Dining Options. Don’t force office tenants to leave your building to
get a bite to eat. Providing an on-site cafeteria or pop-up restaurant
service allows workers to avoid racing around on their lunch breaks.
5) Fully equipped fitness centers.
Tiny workout rooms with a treadmill and a limited set of weights are
things of the past. People today expect more, including large fitness
centers with staff, classes, locker rooms and showers.
6) Eco-friendly options.
Ah, fresh air! Make sure your outdoor amenities are as impressive as
what you provide indoors. An attractive patio or scenic rooftop deck
with lots of seating will allow employees to get outside and recharge.
7) Security measures.
Safety is a fundamental concern for every company. Offering 24-hour
security, a backup power generator and emergency drills shows you
take the issue seriously and it allows tenants to feel more
comfortable in your building.
8) Tenant Lounge.

4
For this amenity, think fun and spacious. Give employees a great
space to go to on their breaks, with comfortable seating and activities
like gaming systems, Ping-Pong tables or TVs.

 Resorts.
Resort facility means any resort property and other property or
assets directly ancillary thereto or directly used in connection.
They include; restaurant, hotel, theater, parking facilities, retail
shops, land, golf courses and other recreation and entertainment
facilities
Guests often get the possibility to indulge in everything from
mountainside explorations and amped up eco tours to beachside
lounging with a world of water sports.
Many resorts offer their guests an array of land sports to enjoy, like
tennis, basketball, (beach) volleyball, golf and even bowling.

 Service Apartments.
A serviced apartment is self-contained, fully furnished temporary
accommodation, offering all the comforts of a home.
Bookable on a night-by-nights basis, they are a complete
accommodation solution. With one or more bedrooms, a fully equipped
kitchen, living area and at least one bathroom, serviced apartments
provide everything guests could need during their stay.
5
Most serviced apartments also include internet access, laundry
facilities, linen and towels.
Serviced apartment are self-sufficient enough to provide autonomy and
lifestyle flexibility for guests, but many also offer services and amenities
usually found in hotels like 24-hour receptions, gyms, pools, restaurants
and commercial areas.
