Setbacks : Five (5) Meter in Front, Three (3) Meters on remaining Sides.
Problem Description:
The client is a wealthy bachelor who envisions his inherited lot from his parents to be a Two (2) Storey Residential
Building. The site is situated in Valle Verde, an Executive Subdivision in Ugong, Pasig City, with Subdivision
Restriction in Setbacks with Five (5) meters in front, and Three (3) meters on the remaining side, with minimum
Building Height Limit of Ten (10) meters. The site in an inside lot with a slope (See Annex A).
The Bachelor wants to have his abode to have three (3) bedrooms for (1) Himself, (2) for a future child, (3) for
Guests, and he wants to have a different approach per bedroom, and leaves the three approach to the designer,
but also points that each bedroom shall have their own Toilet and Bathroom, if it is possible to have a walk-in
closet, then include, but emphasizes that the Walk-in closet is a must in the Master Bedroom.
The Bachelor loves to cook so he requests to have a Show Kitchen, and a Dirty Kitchen. A Dining Area for Six
(6), a Breakfast Nook for quick breakfast, and a Coffee Table. In his living room, he would like to have a High
Ceiling, so he prefers not to use the space above the living area, and would like to make his living area a large
one.
On the exterior side, the Client lets the Architect to design according to the Architect’s expertise, provided that
the Client want to have a Carport for Two (2) Cars, and 1 Motorcycle Parking. In his Site Development, the Client
emphasize that service area shall have separate entrance with the living area that prevents too much cleaning
in the house, and wants to have a Koi Pond, and a Lap Pool that can be accessed through the Kitchen and
through a Bar. Other than that, the client entrusts the things that is not listed in the Design Brief to the Architect
to provide to complete the functionality, and the utilities required in the overall aesthetics of the Project.
Drawing Requirements
Deadline of Submissions:
1. Presence of Medical Certificate (in case of sickness, with Parent-Issued Letter of Consideration)
2. Death of an IMMEDIATE Family Member with attachment of Death Certificate.
3. Other emergency situations with Parent-Issued Letter of Consideration. This note is subject for
Professor’s Approval
Submissions format:
1. Manual Drafting with Application of Full Technical Drafting, with Architectural Lettering. Lettering
Scribers, Leroy, and other writing tools can be used.
2. Copied Plans from other classmates, google, family project, etc. shall be automatically failed in the
whole semester for Cheating (Refer to College Handbook).

Actual Rubrics:
The execution good design techniques and space planning techniques that responds to
the clients’ desires and performing the design with considerations to the constructive
techniques and its applicability to the actual construction.
The execution of Architectural Drafting techniques that responds to the drawing quality in
terms of Precision and Accuracy, Completeness of Drawings and Details that responds to
the overall outcomes of the project, to the Linework in performing the drawings, the
Cleanliness of the Drawings, with execution of proper Architectural Lettering Techniques.
