DESIGN 5.3 – COMMUNITY ARCHITECTURE


DURATION: 6-7 WEEKS
MODE: 4-MEMBERS

DESIGN PROBLEM:
“A PROPOSED MIXED-USED TOWER BUILDING”
OBJECTIVE:

TO DESIGN A HIGH-RISE BUILDING FOR WHICH WILL HOUSE OFFICE SUITES PROFESSIONALS FOR LEASE AND TO OWN.
IT WILL ALSO INCLUDE RENTABLE SPACES FOR BUSINESS CONCESSIONAIRES, PARKING FACILITIES, CONVENTION HALL,
RESTAURANT AND ANOTHER RESIDENTIAL HIGH-RISE RESIDENTIAL TOWER. THE DESIGN SHALL ALSO ADOPT THE MODULAR
COORDINATION SYSTEM FOR PURPOSE OF ECONOMY IN PREFABRICATION AND ERECTION OF COMPONENT ELEMENTS.

PROGRAM:

TO CONSTRUCT, TWO SUITABLE STRUCTURES IN WHICH MINIMUM OF 45 STOREY’S FOR THE OFFICE TOWER AND
MINIMUM OF 66 STOREY’S INTENDED FOR THE RESIDENTIAL TOWER EXCLUDING HEIGHT OF PODUIM. TO ACCOMMODATE THE
SPACES REQUIRED IN THE BUILDING PROGRAM, PARTICULARLY SPECIFIED IN THE AFOREMENTIONED OBJECTIVE.

THE SITE:

THE PROJECT LOCATION IS SURROUNDED BY BUSY COMMERCIAL BUILDINGS. MEDIUM-RISE AND LOW-RISE
BUILDINGS, IN BONIFACIO GLOBAL CITY – BGC IN THE CITY OF TAGUIG,

REQUIRED SPACES AND ELEMENTS

ENCLOSED SPACES AND ELEMENTS MAY BE CONTAINED IN SEPARATE, JOINED OR INTERCONNECTED STRUCTURES,
AND MAY BE ONE OR MORE STOREYS IN A MANNER TO ACHIEVE A DESIRABLE DESIGN.

LISTED HEREIN ARE MINIMUM REQUIRED SPACES AS FOLLOWS:

1. HALLWAYS, LOBBIES, COMFORT ROOMS, FACILITIES, CENTRALIZED CIRCULATORY ELEMENTS AS NEEDED.


2. SERIES OF BUSINESS OFFICES CONSISTING OF THE FOLLOWING - (MINIMUM 45-STOREY TOWER)
a. CEO’S AND COO’S OFFICE AND CLERICAL STAFF OF 4(FOUR) PERSONS.
b. ADMISSION OFFICERS AND STAFF OF 10(TEN) PERSONS.
c. ACCOUNTING, BOOKKEEPING, CASHIERING PERSONNEL ROOMS
d. CONFERENCE AREA
e. MIS ROOM
f. STORAGE
g. PABX
3. FOR THE PODIUM REFER TO THE REQUIREMNTS TO OUR PREVIOUS PLATE MID-SIZE MALL.
4. RESIDENTIAL SUITES TYPES - (MINIMUM 65-STOREY TOWER)
a. STUDIO TYPE

c. 2-BEDROOM
d. 3-BEDROOM
e. PENTHOUSE
-FOR TWO-BEDROOM SUITE TO PENTHOUSE PROVIDE WITH MAID’S QUARTER’S WITH ATTACHED T&B.

5. ELEVATOR’S, STAIRWAYS, PUBLIC COMFORT ROOMS, SERVICE CHUTES, AIR-CONDITIONING, ELECTRICAL ,

13. PROVISION OF A SPIRE –THAT WILL SERVE AS COMMUNICATION ANTENNA AND ALSO FOR THE STRUCTURE NOT
TO BE TRUNCATED
