INDEMNITY-CUM-DECLARATION

I, Chinmoy Chakraborty, son of Sankar Chakraborty, aged about 35 years, by


Nationality India, by faith Hindu, residing at 5 Bakultala Road, Dumdum, Kolkata:
700028, do hereby solemnly state, declare and affirm as follows –

1. That I am the sole owner and absolutely seized and possessed of or otherwise
well and sufficiently entitled to All that piece and parcel of a land admeasuring
2 Cottahs and 12 Chittacks more or less at Mouza Sultanpur, comprised in JL no. 10,
RS no. 148, Touzi no. 173, RS Dag no. 321, RS Khatian no. 855, at and being Holding
no. 16, Pathak Para, Kolkata 700028, District North 24 Parganas, Police Station
Dumdum, ADSRO Cossipore Dumdum, Ward no. 8 within the ambit of Dumdum
Municipality (hereinafter referred to as “said property”) by virtue of a Sale Deed
dated 15.02.2017 duly registered with the office of Additional Registrar of Assurance
IV at Kolkata and recorded in Book no. I, Volume no. 1904-2917, Pages from 47317 to
47340, Being no. 190401181 for the year 2017.
2. That the said property is residential in nature and comes under Urban
Agglomeration. The said property is surrounded by residential properties and
there is no waterbody or baliary(b.) in or surrounding the said property.

3. That I hereby declare and undertake to unconditionally indemnify Svatantra


Micro Housing Finance Corporation Limited and such other security trustee
as may be nominated by SVATANTRA MICRO HOUSING FINANCE
CORPORATION LIMITED and keep any other juridical person appointed by
SVATANTRA MICRO HOUSING FINANCE CORPORATION LIMITED fully
indemnified against any and all losses and/or damages arising from any
possible existing or future dispute or hindrance with regard to the title and
possession and nature of the said property and any dispute arising in relation
with the said property’s residential nature or any connected matter
whatsoever or for any suppression or concealment or untrue statement made
by me in connection therewith.

4. That I say that the said property is free from all encumbrances, claims and
demands and the same is not subject to any charge, liens, lispendenses,
attachment or any other processes issued by any Court or authority and no
lien, gift or trust in respect thereof and there is no suit, writ, action or other
proceeding is pending against in respect of the said property and that no
notice for acquisition or requisition is issued in respect of the said property. I
further declare that the said property is not encumbered in any manner
whatsoever and is having an absolute, clear and marketable title thereto.

5. And I make the aforesaid declarations and statements and give the aforesaid
undertaking solemnly and sincerely believing the same to be true and
knowing fully well that on the faith and strength thereof, SVATANTRA MICRO
HOUSING FINANCE CORPORATION LIMITED has agreed to provide the loan
to Mr. Chandan Das and Mrs. Pinki Das and any subsequent loans to same or
other persons intending to purchase same or other Flat/s or Unit/s in the
building situated on the said property.
