INDEMNITY-CUM-DECLARATION

I/we, Chholeman Akunji, son of Kader Akunji, aged about 40 years, by Nationality
India, by faith Hindu, residing at Baduria, Karigarpara, Pin: 743401, do hereby
solemnly state, declare and affirm as follows –

1. That I am/we are the owner/s and absolutely seized and possessed of or
otherwise well and sufficiently entitled to All that piece and parcel of land
admeasuring 0.788 Decimals together with shop room standing thereon lying and situated at
Mouza Baduria, comprised in JL no. 67, RS and LR Dag no. 1839, LR Khatian nos. previously
7529, 7533, 7534, 7535 and 7537, currently 7532, at and being Holding no. 141/107,
Karigarpara, District North 24 Parganas, Police Station and ADSRO Baduria, Ward no. 4
within the ambit of Baduria Municipality (hereinafter referred to as “said property”)
by virtue of two Gift Deeds both dated 14.10.2022 duly registered with the office of
Additional District Sub Registrar at Baduria and recorded in Book no. I, Being no. 151306006
for the year 2022 and Book no. I, Being no. 151306007 for the year 2022.

2. That with respect to the entire said property I have applied for mutation in my
name in the records maintained with the office of Baduria Municipality and am
yet to receive the mutation certificate/grant of mutation.
3. That I believe the entire said property shall be mutated in my name in
accordance with law as there are no adverse entries or contentions anywhere
and from any corner or manner whatsoever.

4. That I hereby declare and undertake to unconditionally indemnify Svatantra


Micro Housing Finance Corporation Limited and such other security trustee
as may be nominated by SVATANTRA MICRO HOUSING FINANCE
CORPORATION LIMITED and keep any other juridical person appointed by
SVATANTRA MICRO HOUSING FINANCE CORPORATION LIMITED fully
indemnified against any and all losses and/or damages arising from any
possible existing or future dispute or hindrance with regard to the title and
possession of the said property and any dispute arising in relation with the
mutation status or any connected matter whatsoever or for any suppression
or concealment or untrue statement made by me in connection therewith.

5. That I say that the said property is free from all encumbrances, claims and
demands and the same is not subject to any charge, liens, lispendenses,
attachment or any other processes issued by any Court or authority and no
lien, gift or trust in respect thereof and there is no suit, writ, action or other
proceeding is pending against in respect of the said property and that no
notice for acquisition or requisition is issued in respect of the said property. I
further declare that the said property is not encumbered in any manner
whatsoever and is having an absolute, clear and marketable title thereto.

6. And I make the aforesaid declarations and statements and give the aforesaid
undertaking solemnly and sincerely believing the same to be true and
knowing fully well that on the faith and strength thereof, SVATANTRA MICRO
HOUSING FINANCE CORPORATION LIMITED has agreed to provide me with
the loan.
