The chosen contractor must provide a complete and comprehensive company profile for
assessment and possess the expertise needed by the Mall Operations team on the preventive
maintenance of the aforementioned equipment, willing to have a memorandum of agreement or
contract for the complete preventive maintenance of the equipment. The contractor shall provide
all materials, equipment, manpower and certificate of good running condition necessary for the
Annual Preventive Maintenance of the aforementioned equipment. The contractor is also
required to conduct a site inspection to verify the extent and assess the actual scope of works
before tendering their proposal. Scope of works includes but is not limited to the following:
Acquire necessary work permits
Mobilization
Submit service reports to the Building Admin every after preventive maintenance activity
Take photos for reference to be attached to the completion certificate
Submit recommendations for findings after preventive maintenance activity
Deployment of technicians to attend to trouble calls for emergency or breakdown
rectification within 24 hours of the call
FOR GENERATOR SET PREVENTIVE MAINTENANCE
Inspection and Testing
o Conduct visual inspection of all genset components including the electrical
connections and control panels
o Perform load bank testing to assess the capacity and performance of the generator
sets under various load conditions
o Check for any leaks, abnormal vibrations, or unusual noises
o Inspect the integrity of belts, hoses, filters, and other consumable parts of the
generator sets
Fluid Analysis
o Analysis of engine oil, coolant and fuel
o Interpretation of the results to determine the need for fluid replacements or
corrective actions
Inspection
o Conduct visual inspection of the synchronization panel
o Look for signs of wear and tear, loose connections, and/or any physical damage
o Check for any accumulation of dust, dirt, or debris which can lead to overheating
or electrical arcing
Electrical Testing
o Perform electrical tests to ensure all components are functioning correctly
o Testing voltage levels, current flow, and phase balance
Tightening Connections
o Inspect and tighten all electrical connections
Cleaning
o Use compressed air or vacuum cleaners or cleaning agents if necessary to remove
accumulated dust, especially around sensitive components
Functionality Testing
o Perform functional tests under various load conditions

Included in the preventive maintenance of our generator sets is the weekly no-load test and
monthly load tests conducted by the Mall Operations technical team. Weekly no-load tests to be
conducted for at least 10 minutes of running time per generator. Monthly load tests to be
conducted during the start of the mall operations (8:00am) at least 1 hour in duration. These tests
are necessary to assess the genset’s current status and capability to perform during an actual
power outage.
