A. Photocopy of Sale Deed dated 20.04.2006 executed by M/s. P. TeX Builders (P) Ltd. in favour
Mrs. Veena Aggarwal in respect of the said property.
B. Photocopy of Sale Deed dated 28.12.2010 executed by Mrs. Neera Gupta in favour Mrs.
Kamlesh Gupta in respect of the said property. Duly regd. as Doc. No. 617, Book No. 1, Vol.
No. 14013, Page No. 101-108, on dated 21.01.2011, in the SR-III Delhi.

In our opinion, the mortgagor’s title to the property is not clear and marketable for the
following reason:
That we have examined the above mentioned property documents and came to know that Mrs.
Neera Gupta is the owner of Said property by way of regd. Will dated 12.02.2008, but we have
not provide any probate order passed by any competent cour of the said Will.
Further we have not provide Sale deed dated 01.06.1994.
Therefore, the said property is not fit for creation of equitable mortgage
