Position : Projects Manager
Reporting to : Managing Partner
The main functions and responsibilities comprise:
The Project Construction Manager may be assigned project construction management responsibility for one or multiple projects under the direction of the Managing Partner. Assist the Managing Partner by proactively managing a project, through design phases with consultants to contract execution and job close-out / commissioning. Set the sequence and assignment of work to minimize exposure to job site safety risks (e.g. open trenches) in coordination with the Construction Manager and Lead Electrician. Participate in pre-construction planning of projects, including plan review and comments, staffing projections, and project task sequencing. Establish and maintain effective communication channels with lead installers, construction manager, project manager and project designers. Translate and interpret construction schematics to actual installation. Provide guidance and technical support to Strata personnel, and vendors on the various projects. Negotiate rates with vendors. Maintain the project schedules and expected start and completion dates. Interpret various Architectural and Engineered drawings for accuracy and conformance to standards; documenting and recommending corrections as needed. Be responsible to ensure all necessary building, trade, and construction permits are secured prior to doing any work and track the release of all permits until all are received. Create, update and execute a construction schedule, including durations / tasks for design, filing, submittals, approvals, fabrication and construction. Ensure compliance with construction schedules. Assist the Project Executive in Review of Qualifications / Exclusions during Bid Pre- Qualification meeting Assist with management of subcontractor bid process and procurement of subcontracts. Coordinate the entire project staff, including assistant project manager, super, assistant super and administrative assistants. Ensure quality of work performed in conformance with the plans, and maintains control of costs within authorized budgets. Identify and process all Change Orders and changes in scope. Identify and generate RFIs based on field condition and facilitate rapid and complete responses from the design team.
