Sourcing the suitable property for Share Chat
Requirement
• Around 15,000 to 20000 sq.ft in Indiranagar for a bar and restaurant.
Challenges
• Identify property which provide brand Visibility.
• Convencing Landlord accepting for bar and restaurant.
• Budget provided by client – INR 90 for fully furnished
• There was no such properties with in that vicinity
Solutions
•Mapped entire Vicinity.
•Was able to identify property which was suitable, but existing client was in two minds, whether
to move out or stay back. Landlord was unable to decide.
•Landlord asked us to show 2nd floor of the property .Client was satisfied with floor and asked to
not search any further property

Challenges
Existing tenant decided to stay back and opportunity of leasing 2 nd floor was totally ruled out. Time was running out and
moreover client was Parallelly working with other consultants, and they were in verge of finalizing other property. This
had created tremendous pressure on us.
Hope creates opportunities.
We went back again to the landlord to find some kind of solution. For our good luck one portion of ground floor was vacant , other part was occupied with
Furniture band ( @home) who had taken up part of ground and entire first floor. This created an opening for us, we discussed with landlord , if there was any
possibility of moving @home from 1 st floor to ground floor, since there was portion of ground floor empty. We convinced landlord since it’s a retail brand , they
would do far better business being in ground floor rather than 1 st floor. By doing this he would end up leasing upper floor to Sharechat and @home could take
balance portion of ground floor. Landlord was convinced with this solution and asked us to discuss with Sharechat on the same, in parallel he would convince
@home to move to the ground floor.
Next stage was to convince Sharechat and buy more time with them, Every thing went as per our plan. We immediately got LOI signed with agreed terms. Now
challenge was to move @home to ground floor in a stipulated time. After receiving portion of deposit from Sharechat,who were promised of vacant floor area by
December 2018 end but Landlord delayed entire process since he was held with his daughter’s wedding, this created lots of tension.

Moving @home to ground was biggest hurdle in entire process. They also consumed lots of time doing up their interiors at ground floor. They kept postponing the
dates, which again delayed Sharechat moving into new space. Finally we were able to handover the facility to Sharechat in March 2019.

We were to conclude the transaction due to continues coordination by entire team and it was complete team effort from every department. In the whole process
we never lost Our Hope.
