REFUGE AREA STUDY UNDER INDIAN
LAWS
 An area of refuge is a location in a building designed to hold occupants during a fire
or other emergency, when evacuation may not be safe or possible. Occupants can
wait there until rescued or relieved by firefighters. These refuge areas are segregated
from the main occupancy area by a fire rated wall.

• For buildings having height up to 70 meters (about 24 floors), as an alternate,Refuge Areas can be
provided as reinforced cement concrete (RCC) cantilever projections at the alternate mid-landing
level of staircase free of FSI. Each RefugeArea at mid-landing shall have a minimum width of 3
meters and minimum area of10 sq. meters for residential and 15 sq. meters for non-residential
buildings
• .Under the new law, in high rise buildings with up to 30 meters height, the terracefloor of the
building shall be treated as the refuge area. The Fire Check Floor in abuilding having height more
than 70 meters shall have to be mandatory. It willcover an entire floor at every 70 meters level.
However, the height of the FireCheck Floor will not be allowed to be more than 1.8 meters to check
its misuse. Itwill not be used for any purpose and it shall be the responsibility of theowner/occupier
to maintain the same, clean and free of encumbrances andencroachments at all times.The Refuge
Area shall have a door which shall be painted or fixed with a sign inluminous paint mentioning
"REFUGE AREA". The lift/s shall not be permitted toopen into the refuge areas, it said. The rules
further stated that refuge areas willbe designated exclusively for the use of occupants as temporary
shelter and forthe use of Fire Brigade Department or any other Organization dealing with fire
orother emergencies and also for exercises/drills if conducted by the Fire BrigadeDepartment.
BUILDING AND AREA DISTRIBUTION
The first five floors of the main building is used
for a high-end shopping mall and the remaining
47 floors of the main building is utilized for a
commercial offices and five star hotel.
The main building is crowned by five star hotel

on top 5 floor.

The first 13 floors of the residential building is


used as a parking garage for both the buildings
and the remaining 19 floors is residences.

Parking provided for about 2000 cars with


super efficient driveways and personalized
access controls.
The residential building provides 8 units on
