 2 UDC as Security Cheques amounting total principal and total interest
Pre-requisites of Disbursement of sanctioned HL
Cross Check the followings:
 Clean CIB
 All charge documents signed by Applicants & Personal Guarantors
 All witness is signed properly, PGs should be witness at Charge documents and Applicants should be witness at PG
Agreements
 All photographs (whether properly attested: Photos of Applicants must be signed by themselves and attested by RM,
Photos of PGs must be attested by Applicant and RM)
 Legal Vetting (Good right)
 Receiving of original copies of Title Deed, Mutation, Bia Deeds, all Khatian, updated land tax and other documents as
declared in vetting report
 All required Cheques (PDCs, UDCs, DDI & others if applicable)
 Confirmation of liquidation of Processing fees & Legal vetting charges
 Status of borrowers’ equity (Original Money Receipts and Builder's letter)
 Finalization of Draft of Sales Agreement (Title Deed)
 Signing of Mortgage Deed & IGPA (POA)
 Execution of registration of property in favor of Applicants or Tripartite Agreement among Developer, Financer &

Formalities for execution of Mortgage
Before fixing the mortgage execution date following points are to be discussed:
Mandatory Docs in ORIGINAL to be place before sub-registrar:
Private land:
1. E-TIN certificate with copy of updated return
2. City Jorip Khatian
3. Mutation Khatian from City Jorip
4. Land Tax Receipt
5. Duplicate Carbon Copy (DCR)
6. Passport Size color Photograph of mortgagors
For Leasehold land (In addition to the above documents):
7. Sale permission from the concerned authority
8. Mortgage permission from the concerned authority
Submit the followings to SFIL to effect the mortgage:
1. Draft copy of sale deed
2. Copy of Mutation Khatian from City Jorip
3. Cheque against mortgage execution fees
MORTGAGE
Placing mortgage request to Operation Department r and confirm the mortgage date and time
 Preparation of mortgage deed
