RENT AGREEMENT

This Rent Agreement is made on this 16h day of May, 2019 between:

1. Mrs. Kavita w/o Sh. Harsh Kumar residence of ‘H. No. 864, Ward No. 14, New Braham
Colony, Sonipat, Haryana-131101 (hereinafter called the ‘FIRST PARTY / OWNER’).

2. M/s_______________________________________ through its Director Sh. Ram Chander


S/o Sh. Raghbir Singh residence of H.No. 289-290, Sector-11, Huda Colony, Panipat-132103
(Hereinafter called the ‘SECOND PARTY / TENANT’).

Whereas the First Party is ‘Registered Owner of premises


“__________________________Kishan Pura, Panipat-132103” hereinafter referred as the
demised premises.

Further the Second party is willing to take the said premises on Rent for the purpose to run
a School under Charitable Trust/Society from the First Party.

Whereas the First Party has agreed to execute the rent deed for the said Premises to run
the School in the said Premises in favor of Second Party on the following terms and
conditions:
1. That the terms and conditions of the rent agreement shall be valid from 01.05.2019 –
31.03.2020 (period of 11 Months).

2. That the second monthly will pay a monthly rent of Rs. 15,000/- per month exclusive of
maintenance & other charges towards fitting & fixtures, after deduction of Tax as
required by law.

3. That the second party is fully entitled to request the second party for renewal of the
rent agreement for a further period of 11 months on the same terms & conditions
except that the rent would be revised by 10% p.a which is acceptable to the Tenant.

4. That the Second Party shall have no right to sublet any part of portion of the said Site
of PREMISES to any other person without the written consent of the first party.

5. That the second party will be bound to pay the maintenance charges, electricity bills,
water bills etc. during the tenancy period.

6. That no alteration of any kind will be carried out in the said site of premises by the
Second Party.

7. That in the event of non-payment of rent by the second party, the First Party shall have
the right to recover the rent through court of law and to effect the Second Party. In this
event, the cost of litigation borne by the First Party shall be reimbursed by the Second
Party.

8. That the Second Party will deposit a security of Rs. 45,000 (3 month rent) to First Party
which will be refundable to Second Party at the time of termination of this Promise
Deed or Vacation of the said premises.

9. That every party will inform to other party before vacant the premises.
So, this deed is executed on 16th day of May, 2019 in the presence of witnesses: -
