APARTMENT RULES AND REGULATIONS

1. DEPOSIT AND CASH ADVANCED – one of the rules that you need to pay before
you entered at my apartment.
 Deposit P3, 500.00 to P4,000.00
 Cash Advance – P3,500.00 to P4,000.00
 Ang deposit ay hindi ginagamit bilang pambayad sa buwanang renta ng bahay. Ito
ay gingamit sa lahat ng maiiwang damage or billing ng inyong tinirhan.
 Ang lahat ng damage ay pwedeng i-charge sa inyo kung ang inyong deposit at
cash advanced ay kukulangin.

2. MONTHLY PAYMENT – you need to settled on time or before your due date.
 All your payment have OFFICIAL RECEIPT from the owner or the caretaker of
the apartment.

3. All room have own meter for water and electric bill.

4. CLEANLINESS AND ORDERLINESS


 Panatilihing malinis ang inyong paligid loob at labas;
 Ang pagtatapon ng basura ay nakaplastik at walang tubig, ibuhol ng mabuti at
magkahiwalay ang nabubulok at di-nabubulok.
 Panatilihing nakasara ang ating basurahan upang hindi ito mangalat sa labas.
 Huwag mag stock ng basura na nabubulok upang hindi ito mamaho.
 Ang paglalagay ng anumang algang hayop tulad ng aso, etc. ay lubos na
ipinagbabawal.

5. Mag-ingat sa pagtanggap ng mga bisita, ang anumang gamit o masira sa inyong kwarto
ay hindi pananagutan ng may-ari o nangangalaga ng bahay.

6. Panatilihing nakasara ang gate likod man o labas lalo na paggabi.

7. Ang pagluluto ng uling sa loob ng bahay ay lubos na ipinagbabawal.

8. Ang lahat ng anumang bagay na kapuna-puna mula sa ibang kwarto ay maaaring


isangguni sa may-ari o tagapangalaga ng bahay.

9. Ang pagbabara ng banyo o lababo ay hindi pananagutan ng may-ari o tagapangalaga sa


halip kayo ang mananagot sa pag-aayos nito.

10. Ang pagkasira ng anumang gamit na pag-mamayari ng apartment tulad ng doorknob,


pinto, grip, switch ng ilaw, bowl, etc. ay inyong pananaagutan.

11. Ang paglalagay ng anumang gamit tulad ng aircon etc., ay dapat isangguni sa taga-
pagalaga o may-ari ng apartment.

12. Ang pagpapako sa pader o anumang makakasira sa bahay ay lubos na ipinagbabawal.

CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT made and entered into by and between:

MANUEL C. LUNA, JR., of legal age, married, Filipino, resident of Barangay


Lalud, Calapan City, Oriental Mindoro, hereinafter referred to as the LESSOR:
- and –

GILBERTO U. REPIZO, Filipino, of legal age, married, resident of Barangay


Malamig, Calapan City, Oriental Mindoro, hereinafter referred to as the LESSEE;

W I T N E S S E T H : THAT

WHEREAS the LESSOR is the owner of a two (2) units of commercial space,
with Stall No. 8, located in Barangay Lalud, Calapan City, Oriental Mindoro;

WHEREAS, for and in consideration of the payment of the rents and the
compliance of all the conditions and covenants hereinafter contained, the LESSOR has
agreed to lease and let as it hereby leases unto the LESSEE, and the latter has agreed to
accept, as it hereby accepts the leased property as above-described and hereto referred as
the “LEASED PROPERTY” and shall be used for office purpose the LESSEE may deem
fit which is not in contravention of law;
NOW, THEREFORE, for and in consideration of the foregoing premises and the
mutual covenants herein contained, the parties hereby mutually agree as follows:

1 PERIOD. This Lease shall be for a period of ONE (1) YEAR, commencing on
01 August up to August 2008;

2. RENEWAL. This lease may be renewed subject to renegotiation of both


parties provided that the party desiring to renew the lease shall notify the other party in
writing at least two (2) months prior to the expiration of the current term; provided
further, that the LESSEE is not in default under any of the terms of this Contract;

3. LEASE CONSIDERATION. The LESSEE herein agrees to pay the monthly


rental of _______________________ (P________________); Both parties agree that the
LESSEE shall pay one (1) month deposit and one (1) month advance upon signing of this
contract;

The LESSEE shall shoulder all stall expenses like telephone bill, electric bill,
water bill and other expenses related to the office.

4. IMPROVEMENTS/ALTERATIONS/DEVELOPMENTS. The LESSEE can


make any improvements, alterations and/or developments on the leased premises.
Ownership of these improvements shall pertain to the LESSEE;

5. NON-WAIVER. The failure of the LESSOR to insist upon the strict


performance of any of the terms, conditions and covenants hereof shall not be deemed a
relinquishment or waiver of any rights or remedies that the LESSOR may have, nor shall
it be construed as a waiver of any subsequent breach or default of the terms and
conditions covenants herein contained, which shall be deemed in full force and effect. No
waiver by the LESSOR shall be deemed to have been made unless reduced in writing and
signed by the LESSOR but properly received by the LESSEE;

6. CANCELLATION. Upon mutual agreement of both parties, this Contract may


be cancelled through a notarized legal document

7. DEFAULT OR BREACH. Both parties agree that all the covenants and
agreement herein contained shall be deemed conditions of the Contract;

In the event that either party to this Contract files a suit for violation or failure to
comply with the terms and conditions of the Contract or for Specific Performance, the
Party at fault shall pay to the aggrieved party a sum equivalent to twenty (20%) percent
of the amount involved in the suit as attorney’s fees, exclusive of the damages that may
be awarded by the Court. The Party at fault shall also pay to the aggrieved party all
expenses and costs of all proceedings.

8. AMENDMENTS/MODIFICATIONS. Any amendment or modification of this


Contract is allowed subject to mutual agreement and the terms and conditions thereof
shall be reduced in a notarized legal document;

9. BINDING EFFECT. This Contract shall be binding to the heirs, assigns,


successors-in-interest, guardians, executors or administrators of both parties;
