Southern Lombok

South Lombok’s development scene is going through a post


ITDC commitment boom as infrastructure to the area has
finally received upgrades and investment that was promised
in 2015 has converted in to deployed capital (see US$243M
AIIB / Mandalika infrastructureloan).
The implementation of the ITDC projects’ planned upgrades
and hotels has significantly increased capital expenditure in
Lombok’s South Coast.
Kuta is the tourism destination capital and hub of the South
and has attracted the majority of foreign direct Investment
since 2016. Projects across the South Coast many bays
include Selong Selo, Selong Harmony, Amber Beach Resort,
Origin, Jivana, Sewa Residences, Samara Hills, Mandalika
View, Kuta Sunset, Kuta Skyline, Gili Nusa Estate, Samara
Beach, Sempiak Villas and Tampa Hills amongst many
others. With the weight of development pressure increasing
recently to facilitate the influx of new tourists coming from
Direct flights from Perth this year on Air Asia's new route, to
its destination hub at Lombok International Airport, and the
MotoGp which will see around 150k visitors each race
weekend. (twice a year, superbikes and MotoGP.) The
promotional effect of the Wonderful Indonesia campaign
and coverage in the MotoGp series alone will see huge uplift
in the already growing numbers.

Southern Lombok

The investment picture for the area is rosy with more FDI
coming in via the KEK and ITDC projects. The Paramount and
Pullman hotels are the tip of the luxury resort/hotel market.
ClubMed, X2, Royal Tulip and many others are slated to arrive
in the ITDC 5+ star resort zoning. The Mandalika Marina will
also feature yet more attractive facilities fro the super rich and
mega yacht crowd.
Lombok’s international Airport is now switching to 24 hours
and will once again host direct flights from Perth to Lombok
bringing the developments within 3.5 hours travel from
Australia. Undoubtedly this will continue stimulating growth,
previously by some 14% we expect more this year as
Wonderful Indonesia, (tourism board) has been heavily
promoting Indonesia throughout Australia.
The Indonesian investment minister has called for further
foreign investment into Indonesia and increased calls for a
softening on the foreign ownership laws. LPG is an indication
of the way the corporate developer is able to move freely
without being shackled by old school corruption and
bureaucracy. AIIB has made a $243 million dollar investment
into the ITDC. Norway Switzerland and Indonesia recently
agreed a free trade agreement which will continue the trend
of wealthy Scandinavians coming to the island. Last year the
Lowy institutes report “Between Growth and Stability” made
many references to the stability of Indonesia, requiring some
further spurs to growth, and these “Ten New Balis” are
certainly one of them.
