CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This Contract of Lease is made and entered into by and between:

Mr. OWNER AAA, Filipino, of legal age, married, and a resident of

123 Abc St., Manila, herein referred to as “LESSOR”,

-and-

Mr. UUPA ZZZ, Filipino, of legal age, single, and a resident of 456
Xyz St., Manila, herein referred to as “LESSEE”,

WITNESSETH THAT:

The LESSOR is the absolute owner of a residential unit located at 1F DDD Building, 123
Abc St., Manila. The residential unit is to be herein referred to as the “UNIT”;

The LESSOR agrees to lease the UNIT to the LESSEE for residential use and for such
purpose only for a period of one (1) year, commencing on (date) , for and in consideration of
the monthly rental of FIFTEEN THOUSAND PESOS (Php 15,000.00) per month;

The said monthly rental shall be paid on or before the 1st working day of each month,
beginning on (date) ;

The LESSEE shall pay to the LESSOR the amount of THIRTY THOUSAND PESOS
(Php 30,000.00) as deposit, equivalent to two (2) months of rent;

The LESSOR shall deduct from the deposit any damages or unpaid fees which the
LESSEE may incur in the future in relation to the rent;

The LESSOR reserves the right to extrajudicially evict the LESSEE for any contractual
breach related to this instrument, two (2) weeks after the LESSEE receives a notice from the
LESSOR of such eviction; and,

This Contract of Lease may be renewed upon and by mutual consent of the parties.
