5.1 Criteria for site selection

5.2 Site Description

The site is situated in Metro Cebu specifically in SRP (South

Road Properties). It is Special Economic Zone base on the government

site PEZA. Its total area is 300 hectares of reclaimed greenfield area.

The site is situated in a corner where it is flanked by two bodies of water from the

north and also from the south.

The site here features the future development of the site. It can be said

that it is advantageous for the site to be located near a bodies of water. The

site also has the advantage of having different developments near it that will

supplement the needs of the project.

The site is situated near bodies of water and because of this it is

advantageous for the site to be located here.

Overall the site is a reclaimed area that consists of mostly

vegetation. The site basically is full of vegetation and that it is barely touched.

5.5.2 Bodies of Water

This map shows the bodies of water located within the site. It

can be said that the site has strengths having numerous account of

water from different sides.

5.5.3 Climatology

The Northeast Monsoon is a maritime tropical mass with a surface

temperature of about 250 C. It is a rather shallow air mass, rarely exceeding

2.5 km. in depth. Although its temperature and humidity are not significantly

lower than those of the air masses, most of the water content is confined in

the lower layer. The Northeast Monsoon begins as a week stream in October

and reaches its maximum strength in January. It gradually weakens in March

and finally disappears in April.

The Southwest Monsoon is a maritime equatorial air mass. It is usually

of considerable depth, often extending up to elevation 10 km. It is a warm and

very humid air mass with a temperature generally between 25.50 C to 27.5 0

C, and a relative humidity rarely below 70% near the surface. Even at high

level, the moisture content is high. The Southwest Monsoon usually starts in

early May. It reaches maximum intensity in August and gradually disappears

in October.

The North Pacific Trades usually overlay in the Central and Southern

Philippines, where the planning area is located. The Nroth Pacific Trades are

also a maritime tropical air mass. It is the warmest air stream affecting the

Philippines, generally with a surface temperature, raging between 26.50 C

and 28 0 C. The moisture content is moderate in the lowest layer but very low

above 1.5 km., generally with a relative humidity below 25%. The North

Pacific Trades are dominant in April and May in the entire Philippines and in

October over the Central and Southern part of the country.

Based on the map above there is virtually no existing structures

from the proposed site.

5.5.5 Legal Setbacks

The legal setback for the site is a minimum of 20 meters. The picture

shows the proportional ratio of a 20 meter setback.

The total buildable area is 13.84 hectares which was

derived from the TCT measurements.
