Unit 401 Manhattan Madison Manor Condo., Manila Doctors, Brgy. Almanza Uno, Las Pinas
City, by these presents, do hereby named, appointed and constituted, BILLMORE S.
ESPIRITU, of legal age, Filipino citizen, and with office address at Cos Guevarra And
Associates Law Offices, Suite 201, Doña Eusebia Rodriguez Bldg., 0611 Quirino Ave, San
Dionisio, Parañaque City, to be my true and lawful Attorney-in-fact, for me and my name, place
and stead to do the acts hereunder, as follows:

1. To represent me and in my name, place and stead before the offices of Bureau of
Internal Revenue (BIR) and the Register of Deeds Parañaque in connection with the
transfer of title of TCT No. ______under the name of SPOUSES MEINRADO C.
VILLAME and LUZVISMINDA D. VILLAME into my name, being the BUYER
of the said property.

2. To pay all taxes due to me.

3. To sign, execute, claim and/or receive for us and in our name in all documents
necessary for the process.

HEREBY RATIFIYING AND CONFIRMING said powers vested unto my Attorney-


in-facts, as well as all other acts which they may consider proper and necessary in order to carry
out the same for all intents and purposes as if we are personally present and doing the acts
ourselves.
