CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT OF LEASE is made and entered into by and between:

HUMPHREY G. VILAR, of legal age, Filipino, and residents of No.13 Brgy.

Rizal, Bongabon, Nueva Ecija, hereinafter reffered as the “LESSOR”

-AND -

DENNIS B. LINGAT, of legal age, Filipino,Married and residents of Brgy. San Lorenzo,
Gapan City Nueva Ecija, Philippines, hereinafter referred to as the LESSEE, and the
owner of DENNIS-IMELDA DRY GOODS.

WITNESSETH:

WHEREAS, the LESSOR is the absolute owner of a rentable space on which it is

located at No. 13 Brgy Rizal Bongabon, Nueva Ecija, hereinafter called the leased
premises.

WHEREAS, the LESSEE intends to lease from the LESSOR the subject property
for its business operations;

NOW, WHEREFORE, be it agreed that the LESSOR shall lease to the LESSEE,
and the LESSEE shall lease from the LESSOR, the subject property in accordance with
the stipulations, terms and conditions mutually set forth as follows:

1. That in consideration of the rent and the lessee's covenant hereinafter reserved
and contained, The lessor hereby premises and leases to the lessee, the
rentable space located at No. 13 Rizal Bongabon Nueva Ecija.belonging to the
lessor.

2. To hold to the lessee the leased property for a term of one (1) year starting upon
signing of this agreement, and may be renewed upon the mutual agreement of
the parties.

3. Yielding and paying therefore a monthly rental rate of three thousand pesos
(₱3,000) Philippine currency to be made every 15th day of the month.

4. It is likewise agreed, that the lessee shall pay one (1) month advance, one (1)
month deposit consumable.

IN WITNESS WHEREOF, the parties have signed this lease of contract on

the date and in the place indicated in the acknowledgement portion.
