Phase 1 Cost

Replace roof sheeting (only, framework should be fine) with a GI material and
add an insulation/heat shielding.

Install 2 double glazed windows in roof in new bedroom.

Install a septic tank

Remove bathroom including lighting and ceiling

Move electrical switch from small front room to outside and build a cupboard
round it.

Remove and block up bathroom and bedroom doors

Build new wall to make CR (see drawings)

Cut in and add new doors for new bathroom, new CR and new bedroom

Remove and block up air bricks in small front room. (use one for the
bathroom extractor fan?)

New double glazed window in bathroom (frosted)

New plumbing for CR and bathroom

New electrics for CR, bathroom, and bedroom

Replace ceilings in new bathroom, CR, and bedroom, and kitchen (gypsum?)

Plaster (render) walls and ceilings in new rooms and kitchen.

LED spotlights in bathroom, CR, and kitchen, and standard pendant light
fitting in new bedroom.

Install new bath with shower fitting, large sink, and toilet in bathroom and
toilet and small sink in CR

New tile floor in bathroom, CR, and bedroom, and wall tiling around bath.

Paint and decorate

Install a new water source, electrical socket, and waste pipe into septic tank in
laundry area to one day take a washing machine.
