PRACTICUM EXPERIENCE AT AVIDA RESIDENCES STA. CATALINA –


Ph1 ADMISSION OFFICE SALAWAG DASMARIÑAS CAVITE CITY

INTRODUCTION

On-the-Job Training (OJT) or practicum is the application of the knowledge

and skills that the students and to be more productive in the working environment. It

is a method to widen the learning’s and to be prepared to enter the real world of their

professionalism. On the Job Training is still widely used today. It is a frequently used

method of training because it requires only a person who knows how to do the task

and the tools the person uses to do the task. It may not be the most effective or the

most efficient method at times, but it is normally the easiest to arrange and manage.

The OJT is part of college curriculum that expose students in the working

environments regarding to their profession. The OJT involves specific skills and

ability of the trainee to enhance their knowledge, skill, leanings and understanding

supported by the formal work tasks, tools and equipment that will help the trainee to

be more effective and efficient. The goal of the OJT is to prepare the trainee in the

reality of their chosen profession and to be more competitive with their future career.

For instance, in a research conducted by Arun Paul (2012) confirms the significance

of providing social skills training to professional social workers.

Significance of the On-The-Job Training

The on-the-job training (OJT) program has several importance. First, is to

enhance the knowledge and skills of the student-trainee.TheOJT, also learns the

applications of these theories into real world that full of challenges. Second, is to

expose the student in terms in planning, organizing, staffing, time management and in

the line of profession. Preparing the student to be optimistic in facing challenges and

simple or difficult task that needed to encounter.

Lastly, the entire journey of the OJT trainee is to identify their strength and

weaknesses and to be more confident in doing whatever task they needed to

encounter. The trainee would identify their hidden ability in completing the task.

The OJT would prove to the trainee that there has an application of the

leanings, knowledge and understanding in facing the real world of the chosen career

or profession.

Objective of the On-The-Job Training

On-the-Job Training is to acquaint the students formally to real-life work place

environments. This will help to explore the relationships between the knowledge and

skills acquired in college with those required in the working situations. This enable

students to understand and responds better to the market demand.

Time and Place of the On-The-Job Training

The trainee started on June 14, 2018, under Homeowners Association at Sta.

Catalina Village 1- Avida Residences located along Molino-Paliparan road,

Dasmariñas, Cavite. The Homeowners Association operates in a regular working

schedule from Monday-Saturday from 8 AM. to 5 PM.

THE LINKAGE ESTABLISHMENT

Background

from Aguinaldo Highway thru the Salitran-Salawag Road and from the Carmona exit

of SLEX thru Governor’s Drive and the Molino-Paliparan Road.

For the community residents and projects property values for all owners in addition to

maintaining common areas HOA’s also set out certain rules that all the residents must

follow called “Guidelines” it includes the following, “the Village HOA”, “Use and

occupancy of the lots”, “Building and Architecture”, “Fence”, “Utilities”, “Power

generation sites”, “General Cleanliness safety and Sanitation”, “Private Security

guards”, “Use of Street of house and lot.” “Approval of developer or associations

annexations”, “Restriction Period”, “Enforcement of Restrictions Membership in

federations of associations and lastly the interpretation of restrictions.

Function and Responsibility of the Management

Department Function

President

The president who should be a director shall preside at all the meeting of the

members and of the Board of Directors. The President shall exercise such powers and

performs such duties incident to his office and such other duties as may from time to

time delegated to him by the Board.

Vice-President

The Vice-President who should also be a director, shall, in the absence or

disability of President, perform the duties of the President and such other duties as the

Board may from time to time prescribe.

Treasurer

The Treasurer shall have the following duties:

a. Have charge/custody and responsible for the funds of the Association;

b. Shall disburse the funds of the Association, for specific purpose authorized by

a Resolution of the Board of Directors;

c. Shall take charge and have custody of petty cash fund as may be fixed by the

Board;

d. Be responsible for keeping the financial records of the Association and the

liquidation of any and all accounts liabilities and obligations owing on dues

from the Association;

e. Shall monitor all delinquencies and send notices on overdue association dues

and/or demand letters.

f. In general, perform all the duties incident to the office of the Treasurer and

such other duties as may from time to time be assigned to him by the Board of

Directors;

g. Shall post a bond in such amount as may be fixed by the Board of Directors.

Secretary

The Secretary shall:

a. Keep the minutes of the meeting of the members of the Board, in one or more

books provided for this purpose;

b. Deliver all notices in accordance with these By-Laws or as required by law;

c. Keep all corporate records and the seal of the Association which shall be

affixed to such instruments as be required and thereupon be attested by his

signature or that of the Treasurer;

d. Keep a register of the names and post office addresses of all members;

e. Provide each member a copy of the By-Laws and all amendments thereto;

f. In general, perform all duties incident to the office of the Secretary and such

other duties as may from time to time be assigned by the Board of Directors;

Auditor

The Auditor shall audit the book of accounts and financial records of the

Association. An independent auditor may also be appointed to conduct the audit.

Committees

They are the workforce in the village who is in-charge of development,

maintenance and services, education, financial management, livelihoods,

peace and orders, and social and cultural affairs as well.

Special Committee

Divided into two which is grievance and adjudication where they are

accepting and investigate complaints filed by a member against any other

member or officer and shall settle or arbitrate any dispute within its power in

the community. And the other one is audit and inventory were responsible for

auditing the accounts of the association.

TRAINING EXPERIENCE

Tasks Performed

Before the on-the-job training (OJT) started the trainee was assigned in the

operations and maintenance. I was giving task to check all the areas of every

maintenance that are maintaining the cleanliness of the village. I was also oriented

about the rules and regulations of the association and possible work for the entire OJT

program.

On the following days I was assigned to do a daily report and checked all the

official receipt of the homeowners. Aside from that, I usually laminating all the ID’s

of the workers in the village.

Observed Strengths and Weaknesses of the Training Area

I do see that one strength I can say is that I can do multi-task, flexible

enough to handle time and pressured. I don’t see as a good environment for

me to learn more and have a better changes.

Insights

I can say that it might challenge me to how become a resourceful

individual or practicum The company has unorganized system or file, because

of some lapses.

Problems Encountered

Many customers are complaining about some issues and problems like

no pets should disturb neighbours, some application papers are missing, lack

of control and maintaining the maintenance or manpower.

Suggestions for Improvement

For me, I’m suggesting to keep all papers properly so that not to leave

it, should have dominant and strongly for pets, they must be organized and

systematic file and lastly must have strict policy for them.

SUMMARY

The OJT is part of college curriculum that expose students in the

working environments regarding to their profession.. The goal of the OJT is to

prepare the trainee in the reality of their chosen profession and to be more

competitive with their future career. For instance, in a research conducted by

Arun Paul (2012) confirms the significance of providing social skills training

to professional social workers. I undergo training at Avida Residenee Sta.

Catalina Phase 1 Homeownrs Assocition Inc.at the Admin Department. At the

beginning it was not easy because I felt uncomfortable to the environment

though I know it’s my first time. But as time goes by, I was able to adjust

myself and I was able to perform mg duties and responsibilities very well. One

thing that I’ve learned during my training is to be flexible enough and be

resourceful. At the same time I was able to multi-task because I have too. So

that, I will be able to adopt the tasks accordingly and execute it properly. Until

such time my daily routine became more easy because of my aadjustment.

Week One June 14-23 2018

On the first week of myOn-The-Job training, was much pressured but exciting

to the point I will be going to experience the corporate world. I was oriented by the

Village Administrator Ms. Jena Francisco together with her Assistant Ms. Alice

Bahala to the Board of Director of the Village and on trainings that I’m going to

undergo. I was assigned to handle and manage the maintenance of the Village and do

some reports,recommendation and daily schedule of the manpower.I was also oriented

on what are the things that I need to know,like the number of homeowners in the

Village, number of renters,vacant and lastly the streetlights and under construction.

Week Two June 25-30 2018

On the second week of my On-The-Job Training was very overwhelming

because I have encountered and experienced how a certain Association in a Village

operates. I was able to understand more on proposing Board of Resolution once there

is conflict in a particular organization. I was able to maintained my daily routine like

checking the area of the maintenance we’re the homeowners concern. Also, I was able

to learned to receive the payment of homeowners when they pay the association dues.

Week Three July 3-9 2018

On the third week of my On-The-Job Training became more interesting and

challenging because the task that was given to me before became harder and getting

busier. Though, I was able to handle it accordingly based on the time that I’m going to

perform. I was able to manage myself and my time to do the tasks that was given to

me and hopefully it gives a good feedback and output. I, learned that it is important

for each and every one especially when you’re in a corporate world, you have to be

flexible and committed on what you are doing. Once there are tasks that is given to

you, do it immediately and don’t waste time because the output of today is different

for tomorrow.

Week Four July 10-15 2018

On my fourth week as a trainee in my practicum site was become more exciting. I was

trained how to receive payments from the homeowners who paying monthly dues,

certification, ID’s, and other receivables. I found it more interesting because I was

challenged to multi- tasks and be politer to customers. At the same time, I’m also

assigned to answer calls from the residence of Phase 1 about their concerns, questions

or inquiries or suggestions. For inquiries, I see to it as one of the hardest training

because a lot of circumstances that I need to consider like the rules and regulations,

bylaws, and the history of the village.

Week Five July 16-20 2018

On the fifth week on my On-The-Job Training, I was able to develop on my

communication skills which helps to enhance my ability to take in a good manner.

This particular training was good and interesting I have to talk with different people

and different personality. The Village Administrator challenged me to be on the front

and answer calls which I found as a good training. I was able to adopt and execute the

training accordingly and that makes me satisfied especially our Admins.

Week Six July 21-25 2018

On my Sixth week of my On-The-Job Training became more exciting but at some

point, I’m sad because I know I’m only have remaining days to come and I’m going

to complete my total hours of my training. I have to finish my remaining schedule of

my tasks and perform it accurately. I’m so happy because our Admins was satisfied

on my tasks performed and they said I am flexible and resourceful and it makes me

flattered. It makes me happy because they appreciated my performance during

training and I know this is only the beginning. I will take it as motivation to pursue

and achieve more.
